Avistone owns and operates nearly 3 million square feet of multi-tenant industrial and flex business park properties located throughout the U.S. We are seeking an experienced, dependable and detail-oriented Building Engineer who will assume hands-on responsibility for designing and delivering effective and consistent repair, maintenance and operational routines for our growing Atlanta portfolio. The Atlanta portfolio currently includes 3 properties totaling 600,000 square feet of space and 125 tenants. The successful candidate will draw on experience and utilize diverse trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. This position will play an integral role in investment performance and will report directly to the Asset Manager.

Job Responsibilities:

· Maintain, troubleshoot and repair, or arranging for repair, all building operating systems.

· Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

· Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns, summoning additional assistance as needed. This may entail some limited night or weekend time on occasion.

· Inspect building systems including fire alarms, HVAC, sump pumps and plumbing to ensure operation of equipment is within design capabilities and operational expectations.

· Review assigned work orders, estimates time and materials needed to complete repair and order necessary materials and supplies to complete all tasks.

· Performs assigned repairs, emergency and preventive maintenance.

· Oversee and inspect the work performed by outside contractors. Contracted work may include landscaping, snow removal, tenant improvements, HVAC, plumbing, and cleaning when or if the building engineer is unable to complete the scope of work.

· Perform preventive maintenance duties:

o Replace and repair building finishes such as ceiling tiles, door hardware, wall paper and touch up paint in common areas

o Changing filters, replacing light fixtures, repairing doors, hand railings, and floors

o Troubleshooting and minor repairs of buildings and installed systems to include packaging and handling machinery, plumbing systems, roofs, drains, grounds equipment.

o Maintain and operate life safety and fire systems

o Perform ice/snow/mud removal when necessary

o Assist with installation and modification of building equipment systems

o Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions.

o Maintains the building lighting system, including element and ballast repairs or replacements.

o Performs carpentry, furniture assembly, welding and locksmith tasks as needed.

· Know where water shut offs are for every space.

· Access and knowledge of phone rooms/electrical rooms.

· Weekly vacant suite inspections, cleaning vacant suites and preparing for broker showings. Exterior/Interior trash pick-up.

· Document and report activities to supervisor.

· Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.

· Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.

· Completes maintenance and repair records as required, both on line and on paper, when required.

· Performs other duties as assigned.

Knowledge and Skills:

The Building Engineer will be an experienced building and maintenance professional with a thorough understanding of building systems and light construction work. The successful candidate will possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance (power washing, blowing leaves, cleaning truck wells, wet vac, etc…) and have a valid FL driver’s license.
