Job Summary:

The Construction Project Manager, Retail Environments is responsible for oversight and management of multiple retail store remodels and chain rollouts. This oversight begins with the sales process and culminates with the finished store. includes managing subcontractor and vendor relationships. The CPM must have contractual and blueprint reading skills as well as be a strong communicator to build relationships, manage expectations, and keep stakeholders updated and in the loop. Incumbent should be able to walk stores with clients and collaborate with design, architects and installation teams to achieve desired results. The CPM must have a deep understanding of construction practices for retail brick and mortar, be creative on problem solving toe keep projects on time. The CPM must establish and manage a national network of contractors and vendors for a diverse range of projects.

Duties and Responsibilities:
Types of work include:Buildouts or interior fit-outs – Demolishing a space within a building to rebuild a new branded retail space
Storefront – Remodeling the façade and front area or entrance of a store (to match the design plan)
Remodels – Renovating or doing upgrades to an existing space or building (while maintaining the design plan)
Rebranding – Updating the look of a space to be consistent with brand change

Participate as part of the sales process, helping clients’ visions become possible.
Coordinate the design process and facilitate the design evolution.
Work with and inform stakeholders, deliver weekly site progress reports, keep workers and teams informed about contract terms, and facilitate communication with other stakeholders.
Obtain, interpret, review, and track all construction documents and permits. This also includes feasibility studies and real estate due diligence. CPMs oversee and bear responsibility for successful completion of a project in compliance with the construction contract and meeting all performance objectives outlined therein.
Estimate costs, create and manage budget, and ensure the project remains on budget. This also includes value engineering, cost forecasting, finance and accounting support, and reporting.
Set up schedule, communicate and update as needed, and ensure project remains on schedule.
Define parameters of execution, identify and communicate scope, ensure the project meets quality standards, establish and measure metrics of success.
Allocate resources responsively and effectively; ensure the contractors receive all construction materials, equipment, and fixtures and that they need; inspect for damage; reconcile quantities received with purchase orders; and submit reports per established procedures.
Ensure best practices are followed via continuous process development and improvement. Offer feedback and improvement suggestions to work team, and provide performance feedback about contractor, consultant, and vendor teams to project owner.
Oversee and train teams, monitor and support onsite construction team, oversee all construction and regulation specialists. Vet, select, evaluate, train, and manage all consultants, contractors, installers, and vendors as needed. Manage site work, construction, and installation activities to make sure they are accurate, complete, and compliant.
Execute risk and change management. Monitor change order proposals and directives. Mitigate issues, resolve disputes, solve problems, answer questions, and make interpretations concerning the work in the project owner’s best interest. Communicate open issues to project teams. Follow up to ensure prompt resolution.
Support handover activities by facilitating the final inspection and delivering new building orientation for operation and management along with the construction handover package.
Oversee contract closeout, payments for site work and building construction, and final project reporting.

Education and Experience:
BS/BA in Business, Construction management or related field
Minimum of 5 year of progressive retail construction experience
Minimum of 3 years of design/construction projects for retail
Experience collaborating with design and construction professionals to achieve results
Experience with drafting, CAD, and or blueprint creation, editing or reading.
General Contractor license desired
Experience in chain rollouts desired
Convenience retail experience is preferred

Qualifications, Skills Abilities and Competencies:
Project management skills and ability to manage multiple simultaneous projects
Skilled in the preconstruction process of bidding and awarding subcontractors
Savvy in basic engineering/ construction concepts, techniques, and principles.
Ability to draft or read and interpret detailed, plans, drawings, specifications, floor plans, elevations and blueprints.
Knowledge of all retail surfaces and advantages/ disadvantages of each- specifically in a food service environments
Skilled in techniques of value-engineering – while maintaining a client décor and brand consistency
Comfortable making practical and common sense decisions that keep projects on schedule, and keeping integrity of the design work
Experience in recognizing potential issues, (timing or materials) while supplying solutions for workarounds, or other ways to move past these issues
Must have great eye for design details, i.e.: size, scale, color, shape, proportion, viewing distances and angles
Knowledge of Construction practices

Candidate must be able to commute within their metro area and travel in the United States as needed.
