Kenpat Gulf Coast is a growing regional commercial drywall contractor. We are looking for highly motivated experienced Project Manager.

Job Summary

The Project Manager is responsible for the financial, administrative and client-relations success of the projects to which he or she is assigned. Major objectives include managing the project within defined profitability and timing parameters and completing the project to the satisfaction of the client.

Duties and Responsibilities

Attends post-bid review meetings with the client.

  • Visits the site prior to startup to become familiar with the job site and production requirements.
  • Performs all activities as specified on the Job Procedures checklist for each project, including:
  • Obtain construction drawings and detailed schedule,
  • Conducts internal value-engineering efforts,
  • Secure agreement on labor (w/ Estimator, VP: Operations)
  • Assists in final review of project contract.
  • Established key dates and milestones for project.
  • Identifies equipment, material and labor requirements,
  • Preparation of submittals and specification book
  • Secure agreement with Superintendent on project methodology and labor budget (along with VP: Operations).
  • Conducts the internal Hand off Meeting with estimating and field operations to review and understand the project scope and requirements.
  • Finalizes the project schedule and agrees same with the VP: Operations, the Field Services Manager and the Superintendent.
  • Schedules and conducts the kickoff meeting with the client and establishes himself as the “point man” for the project.
  • Works with the Field Services Manager to define field labor needs on assigned projects.
  • Works with the Buyer to complete the buy-out process and prepare purchase orders for all subcontractors and vendors to establish commitments for project costs.
  • Attends job site start-ups and assists the Superintendent in the orientation of the crew.
  • Visits the job site as frequently as necessary
  • Monitors the progress of the project against the schedule and works with the Superintendent to take action to resolve project overruns
  • Reviews the financial status of each project for which he / she has responsibility each week.
  • Identify entitlements to change orders, comply with contractual notification requirements for change order requests. Submit change order requests within less than one week from becoming aware of the need for a change order. The Project Manager is responsible for protecting the Company’s interest in the change order process and maximizing the Company’s earnings in this process. Receives change order requests, calculates and submits them.
  • Approves vendor invoices and subcontractor requisitions and ensures that the costs are legitimate and charged to proper phases and cost categories.
  • Reviews all monthly and final invoices to ensure accuracy prior to presenting them to the client.
  • Ensures that the project is administratively closed out, providing close-out documentation to the Director of Operations for final sign-off.

Qualifications

  • BA/BS Construction Management or an appropriate technical discipline.
  • 5 years of construction project management experience.
  • 2 years of construction field supervision is desirable.
  • Computer skills, including at least MS Word, MS Excel, MS Outlook. A knowledge of the company’s proprietary software systems, currently OST, Quick Bid, Spitfire & MS Dynamics, which is on a level higher than the average user in the company and sufficiently proficient to discharge of this positions responsibilities in a diligent and expeditious manner.
