Boost Management is looking for a new member to join our team of dedicated professionals.

We are seeking a full time property manager in our portfolio of 165 single family homes spread mostly throughout the Tampa Bay area including Tampa, St Petersburg and Clearwater. The applicant must have extensive background in managing large single family home portfolios as well as experience with section 8 housing and HUD regulations.

We offer competitive compensation, starting at an hourly rate of $20/hr initially, with the possibility of further compensation as expectations and metrics are met. Applicants with more relevant experience may receive additional compensation to reflect desired skill sets and experience. This is currently a 1099 position.

SUMMARY: Responsible for achieving predetermined goals and objectives within the company. Follows company policy and ensures compliance with all applicable regulations in the proper maintenance, execution and distribution of records pertaining to occupancy, income and expenses. Responsible for answering all incoming calls and ensuring tenant’s concerns are met within a timely fashion.

RESPONSIBILITIES:

  • Prepare Resident legal notices (3 day notices, 7 day notice to cure, etc.)
  • Assist with documentation for lease renewals including 120 and 90 day renewal letters as well as 60 day rental increase notices to the housing authority.
  • Completely responsible for delinquency related items including sending text message blasts to tenants on designated days, preparing 3 day notices, communicating via phone call with delinquent tenants, performing occupancy checks, etc.
  • Review rental applications for incoming applicants. This process includes performing background checks, verifying income, speaking with previous landlords, etc.
  • Verify that information on move-in and renewal leases agree with information in the system
  • Handles resident complaints in a prompt, courteous and efficient manner
  • Record notices to vacate; interview resident to determine reason for vacating
  • Input move-in and move-outs in the system
  • Perform all functions relating to collections, Non-Sufficient Funds (NSF’s), warrant process and evictions
  • Update and maintain Utility Log
  • Aid in leasing activities and resident relations
  • Attend all Section 8 re-inspections to ensure the company passes
  • Ensure all code violations are handled by the given deadline
  • Answer telephone while maintaining courteous and helpful attitude to residents, prospects and vendors
  • Follow owner and management procedures as directed
  • Supervise turnkey operations, maintenance and other staff functions
  • Must be able to work a flexible schedule, including potential weekends
  • Responsibilities relating to rent collection include:
  • Perform delinquent text message blasts to tenants
  • Call any tenant not responding to text inquires
  • Assist new/older tenants in paying their rent
  • Accept rent and follow-up on delinquencies
  • Handle evictions and NSF warrants
  • Turn over bad debts for collection
  • POSITION REQUIREMENTS:

EDUCATION: Associate’s degree (A. A.) or equivalent experience

EXPERIENCE: Two years’ experience in the apartment industry in an Assistant, Leasing or Maintenance position preferred.

SKILLS & CERTIFICATIONS:

  • Knowledge of Microsoft Suite, G Suite and Property Management software Appfolio
  • Detail Oriented; Strong communication, organizational, and analytical/problem solving skills
  • Knowledge of office equipment: computers, printers, copiers, telephone system, facsimile machines, etc
  • Familiarity with Rental Assistance programs, Housing and EEO laws
  • Driver’s license
  • The position is remotely based, so a strong sense of self-motivation is essential.
