Description:

The Regional Property Director will be responsible for the oversight of the Central Florida portfolio of residential apartment communities. The designated portfolio may change from time to time and may require travel. The RPD will work directly with the Property Management team for those communities to achieve optimum occupancy and revenue in accordance with the goals and objectives established by the Company and the property owners. The RPD will lead and mentor the Property Managers assigned to their portfolio of properties toward achieving established goals.

Essential Duties and Responsibilities:

1. Work closely with the Sr. Vice-President, Regional Vice-President and other Regional Property Directors in developing annual property budgets and the annual Business Plan.

2. Prepare income and expense models, track rent rolls, prepare concession matrices.

3. Support the Vice-President and Sr. Vice President in development of the Company’s strategic plan.

4. Develop and implement marketing programs for communities in the assigned region.

5. Provide inspirational leadership to their direct reports.

6. Develop monitoring and reporting processes to track progress towards strategic goals

7. Implementation and adherence of the financial components of the business plan.

8. Prepare communications for partners, lenders and outside advisors, including presentations, correspondence and analyses.

9. Review the monthly financial reports and participate in the monthly/quarterly financial meetings
Requirements:

Education:

• College Graduate with a business or related degree or comparable supervisory experience in a related field.

• Well developed oral and written communication skills.

Experience:

  • Minimum 3 years experience with a national apartment community developer/manager in the position of Regional or District Manager.
  • Previous experience in the oversight or management of new lease-up communities.
  • Supervision and management of others toward accomplishment of objectives without being present at the site on a daily basis
  • The development of and managing to a budget, meeting goals in spite of difficulties and obstacles.
  • Meeting and working with customers who are well educated and demanding (owners, residents, associates).
  • Supervision of sales/marketing/administrative functions and operations
  • The candidate should have enough experience in the disciplines mentioned above so as to enable them to perform at a high level with a minimum of supervision.
