This is a leadership-level role for an experienced Florida attorney who excels in the complexities of residential investment and wholesale real estate. Our client in St. Petersburg is a premier law firm and title agency looking for a legal lead to oversee a sophisticated, high-volume transactional department. This position is designed for a strategic advisor who can navigate intricate wholesale structures and private lending while providing high-level counsel to a diverse group of investors and institutional lenders.
Core Responsibilities:
- Act as the legal lead for the transactional department, overseeing complex files with a focus on wholesale acquisitions and high-end residential closings.
- Perform comprehensive legal reviews of purchase and sale agreements, private lending documents, and specialized escrow agreements.
- Lead the strategy for clearing difficult title defects and complex curative matters.
- Serve as the primary legal advisor for key clients and high-volume investors throughout the closing lifecycle.
- Draft and negotiate custom legal instruments, including specialized deeds and multi-party affidavits.
- Manage pre-litigation resolution for transactional disputes, such as contract disagreements or earnest money conflicts.
- Ensure all department activities maintain strict compliance with Florida statutes, TRID, and RESPA.
Experience and Qualifications:
- Minimum of 7+ years practicing real estate law in Florida, with a heavy emphasis on transactional work.
- Specific experience with wholesale real estate transactions, including double closings and assignments, is highly preferred.
- A proven track record of managing high-volume caseloads and providing guidance to junior staff and paralegals.
- Advanced knowledge of Florida real estate contracts and title insurance standards.
- Strong communication skills with the ability to explain complex legal risks to sophisticated investors and stakeholders.
- Active member in good standing of the Florida Bar.
