Reports To: Closing Manager / Operations Manager
Position Summary
A Title Closer is responsible for preparing, coordinating, and finalizing residential and/or commercial real estate closings. This role ensures that all title requirements are met, documents are accurate, and transactions comply with Florida Department of Financial Services regulations and Florida real estate law. The Title Closer works closely with lenders, real estate agents, buyers, sellers, and attorneys to ensure smooth and timely closings.
Key Responsibilities
Pre-Closing Preparation
- Review title commitments, lien searches, and surveys for accuracy and clearance.
- Ensure all title requirements and lender conditions are satisfied prior to closing.
- Prepare Closing Disclosure (CD), ALTA Settlement Statement, and other required documents.
- Verify payoffs for mortgages, HOA/condo associations, and other liens.
- Coordinate with lenders to balance files and obtain final approval to close.
Closing Coordination
- Schedule closings with buyers, sellers, agents, and lenders.
- Explain closing documents to clients and obtain required signatures.
- Ensure proper notarization and execution of all documents.
- Collect and disburse funds according to settlement statements.
Post-Closing
- Balance and reconcile escrow accounts.
- Submit documents for recording with the appropriate county (e.g., Pinellas County Clerk of Court).
- Issue title policies in compliance with underwriter guidelines.
- Follow up on any outstanding items to complete the file.
Qualifications
- 2+ years of title closing or escrow experience preferred.
- Knowledge of Florida real estate contracts and closing procedures.
- Familiarity with TRID and CFPB regulations.
- Strong understanding of escrow accounting and settlement statements.
- Excellent communication and customer service skills.
- Ability to manage multiple files in a fast-paced environment.
- Notary Public commission in the State of Florida preferred (or ability to obtain).
