Overview
We are seeking an experienced and dynamic Regional Property Manager to oversee multiple properties within our portfolio. The ideal candidate will be responsible for ensuring the efficient operation and management of residential properties while maintaining high standards of customer service and property maintenance. This role requires a strong leader with excellent organizational skills and a deep understanding of property management practices. Communicates clearly and concisely with all corporate team members and ownership groups. Responsibilities
- Oversee daily operations of assigned properties, ensuring compliance with company policies and local regulations.
- Manage property maintenance activities, coordinating with vendors and contractors to ensure timely repairs and upkeep.
- Oversee the preparation of annual operating budgets for the assigned portfolio.
- Ensure effective communication with tenants, addressing their concerns promptly to maintain high levels of customer satisfaction.
- Review and approve suggested renewal rent increases by analyzing occupancy trends, current and potential exposure as well as current market rates as compared to in place rates.
- Review budget vs actual reports weekly to ensure communities are on target to meet their budgeted goals.
- Review portfolio delinquency regularly and ensure that the property manager is adhering to all company policies regarding rent collections.
- Oversee all capex projects, including the preparation of a scope of work, obtain bids from 3 vendors according to said scope of work, prepare a bid comparison form, and submit to ownership for approval. Upon approval, oversee the project in its entirety.
- Utilize property management software for tracking tenant information, payments, and maintenance requests.
- Train and supervise on-site staff, ensuring adherence to company standards in customer service and operational procedures.
- Review Preliminary Financial Statements upon receipt to ensure all reclasses and accruals were properly documented.
- Perform monthly Regional Manager Audit, along with performing a site inspection once a month, inspecting the overall appearance of the physical asset as well as the condition of all market-ready apartment homes to ensure they meet and exceed our standards
- Review and approve all monthly bonuses.
- Ensure all team members are completing training courses promptly as assigned.
Requirements
- Ability to handle stressful situations in a calm demeanor to diffuse and resolve any situation that may arise.
- Proficient in contract negotiation and administration related to property services.
- Excellent phone etiquette and communication skills for effective tenant interaction.
- Ability to lead a team without prejudice, understanding that as a leader, it is always your responsibility to maintain a professional relationship with your subordinates.
- Ability to work varying job schedules, including evenings and weekends, is required or necessary to complete assigned job duties.
- Familiarity with property management software such as Entrata and/or AppFolio is preferred.
- Exceptional customer service skills, demonstrating a commitment to tenant satisfaction.
- Understanding of relevant laws governing property management practices.

Pay: $80,000.00 – $85,000.00 per year
