We are looking for an Analyst to join our cost segregation practice.
Responsibilities:
- Prepare detailed analyses of building construction project costs and capital asset valuations (cost segregation studies)
- Prepare quantity takeoffs from blueprints, construction cost estimates, and forensic construction cost analyses
- Review and analyze construction project invoices and cost documentation
- Physically inspect client facilities, both locally and nationally
- Calculate depreciation expense
- Research relevant tax authorities and prepare engagement documentation, including client deliverables and reports
- Directly interact with clients, architects, engineers, and contractors in order to facilitate data collection and the reporting of findings
Requirements:
- BA, BS in Architecture, Engineering, or related disciplines
- 1-2 years working in an architecture, engineering, or construction related position
- A construction cost estimating background is preferred
- The ability to proficiently read and understand architectural, electrical, plumbing & HVAC drawings
- Knowledge and/or course work in accounting or finance is helpful but not required
- The position requires the candidate to travel anywhere from 25% to 50% of the time. Almost all travel is domestic
- Proficient computer skills, particularly Microsoft Excel and Word
- Big Four Real Estate Cost Segregation experience is a plus

Cost segregation, within our Real Estate Service practice, is the detailed analysis of buildings for federal income tax & financial reporting purposes. The objective of a cost segregation analysis is to identify special building electrical, plumbing & HVAC systems, as well as certain building finishes & fixtures, and site improvements that may be depreciated over shorter-lives than the remainder of the building for tax purposes. This study generates significant deductions for the building owner and greatly reduces income taxes. While the end result of the analysis is a tax benefit, this type of work requires a knowledge base of tax code, court cases & law as well as construction, engineering, or architecture.
