Landmark Dividend is seeking an Analyst / Senior Analyst – Acquisitions & Asset Management to join the Digital Infrastructure (DI) division in Tampa, FL. The qualified candidate will report to the Vice President – Investments, and will join one of the top digital infrastructure teams in the U.S. The candidate will work directly with executive leadership and senior staff and will be instrumental in the overall success of the Digital Infrastructure Division and greater Landmark Dividend organization.
Job Description
The Analyst / Senior Analyst will underwrite incoming acquisition opportunities, create consolidated investment summaries for the executive team and senior staff, draft investment committee memorandums for the board of directors, and maintain all vital acquisition documents, including the deal pipeline, comparable transactions database, and a comprehensive data center tracking document. The Analyst will also support the DI Division with asset management and the development of new asset classes. Essential Functions
Acquisitions:
- Conduct comprehensive underwriting and create accurate financial models, projections, and analyses on potential acquisitions
- Review, analyze, and comprehend a variety of real estate and financial documents, including leases, rent rolls, budgets, operating statements, tenant financials, data center equipment lists, and other information used in the underwriting process.
- Prepare investment summaries for potential acquisitions that are presented to the executive team and senior staff prior to them making a pursue or pass decision on a deal
- Draft the first version of the investment memorandums that are presented to the Investment Committee and Board of Directors prior to final acquisition approval
- Evaluate the creditworthiness of potential tenants utilizing an internal credit rating system
- Screen and review potential acquisition targets
- Manage the DI team’s acquisition pipeline
- Assist in identifying potential acquisition opportunities
- Identify and articulate the most significant risks and opportunities for each transaction
- Manage the documentation for and participate in weekly acquisition meetings and investment committee meetings
- Maintain comparable sales and rent database
- Review third party documentation and update financial models and memorandums as transactions continue through the due diligence and closing process
- Draft letters of intent for potential acquisitions
- Collect third party market research and remain up-to-date on the data center industry to assess potential market trends
Asset Management:
- Assist with asset management to maximize performance of investments.
- Assist with the production of monthly, quarterly and/or annual reports and investment return analyses in support of strategic recommendations.
- Track performance of DI assets for investors including, but not limited to: leasing activity, property and market rent analysis, capital expenditure projects, budgeting, income and expense reporting and fund / JV reporting.
- Assist with joint venture partners, property and facilities managers, brokers, consultants and attorneys in the areas of business planning, budgets, forecasts, leases, and general financial analysis.
- Coordinate the development of annual business plans and assist with the preparation of property operating, capital budgets and on-going financial variance reporting.
- Assist with ad hoc quantitative and qualitative analysis to support executive decision making and perform other duties and special projects as required.
Qualifications:
- 1 to 4 years of commercial real estate experience.
- B.S./B.A. degree in real estate, finance, electrical engineering or a related field.
- Beginner to intermediate level skills in ARGUS software.
- Medium to expert level skills with financial modeling in Excel.
- Experience with recognizing and analyzing trends in financial statements and real estate market data.
- Thorough understanding of financial concepts (DCF, ROI, IRR, NPV, Cap Rate, etc.) and factors affecting these metrics.
- Knowledge of the data center industry, including familiarity with colocation, wholesale, enterprise, and hyperscale data centers.
- Interest in or familiarity with industrial class electrical and cooling technology, power transmission/distribution, telecommunications/fiber infrastructure, and additional data center infrastructure components.
- Extensive research skills and the ability to learn new business and technical skills quickly and adapt to a changing environment.
- Ability to multitask and maintain focus in a fast-paced and high intensity environment.
- Exceedingly organized with excellent communication skills (written/oral).
