Full Job Description
The Property Manager is responsible for the daily management of 3 apartment complexes with a total of 139 units. This includes the overall operations as well as personnel management, repairs and maintenance, tenant relations, strategic planning fiscal planning and risk management. The Property Manager provides outstanding customer serve to the property owner to ensure strong client relations.
Essential Duties
- Direct and participate in the daily operations of property
- Actively monitor the collection and deposit of all rental income, including the collection of delinquent accounts and evictions.
- Provide outstanding customer service to property owners, ensuring strong client relations.
Responsibilities
- Respond timely to all tenant requests.
- Complete understanding of lease documents and the rights and obligations for both the landlord and the tenant.
- Responsible for establishing and enforcing related policies, procedures, and for responding to emergencies.
- Coordinate with insurance adjusters, as needed, and monitor any/all claims.
- Oversee risk management; complete monthly walk through inspections and provide findings report.
- Process Applications, Move-in/out inspections
- Manage unit turns with in-house and 3rd party vendors
- Manage property, including maintenance and repair of buildings and grounds.
- Monitor and approve all expenses.
- Manage all Housing Authority lease documents, inspections and timely correspondence
- Prepare various reports (e.g. weekly, month end) and present findings to all stakeholders – including property owners.
- Set property goals with an ability to achieve them.
- Other duties as assigned.
Job Qualifications/Experience
- 3+ years of experience as a residential property manager, providing oversight to multiple properties.
- CPM, CCIM, RPA or other Real Estate designation a plus.
- Medium to advanced ability to use Microsoft Excel for reporting and budgeting required.
- Ability to understand and interpret income/expense statements required.
- Proven proficiency in all areas of property management operations.
- Strong financial, organizational, analytical and decision-making skills.
- Experience with Microsoft Office products, including Microsoft Word and Outlook.
- Excellent communication, management and interpersonal skills.
- Ability to work any day of the week, including holidays.
- Must have experience and understanding of various Housing Authority workings
- Must have experience using Yardi property management software.
