Leasing Consultant for our 220+ units community at The Parks at Knightbridge
Essential Duties:
- Work with Leasing Manager to maintain daily knowledge of current leasing, occupancy and availability.
- Follow Leasing and Marketing guidelines for:
- Greeting Prospects and Residents
- Responding to Internet and Phone Inquiries
- Conducting Property Tours
- Following Up with Prospects
- Facilitating application and lease completion
- Execute on property’s marketing plan and adjust marketing as required to achieve traffic and closing goals.
- Be a product and market expert. Know the unique selling features of their community and be proficient in the market trends.
- Conduct inspections of vacant and target units at least once per day to ensure they are in pristine condition and appliances and fixtures are in working condition (any uncleanliness or disorder is quickly remedied).
- Properly executes Company performance guidelines.
- Executes promotional and markdown activity on a timely basis and according to Company guidelines and directives.
- Assist with resident retention by helping to organize resident activities, following up with service requests in a courteous and timely manner, and handling resident concerns.
- Comply with all Fair Housing & Equal Housing Opportunity requirements.
- Comply with all appropriate state landlord/tenant statutes.
- Maintains regular and consistent attendance and punctuality to ensure all essential duties are fulfilled to satisfactory level.
- Assist with any other duties as specifically requested by the Leasing Manager and/or Property Manager.
- Flexibility with scheduling and coverage as required by site and Leasing Manager and/or Property Manager.
Education, Knowledge, Skills:
- Must be organized, detail oriented and have good time management skills.
- Excellent understanding of sales process and proven track record in leasing and/or sales (1-2 years).
- Team player with excellent leadership, analytical and reasoning skills.
- Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
- Ability to work weekends and evenings as needed.
- Ability to multi-task and work in a busy environment.
- High school diploma or GED equivalent is required. A college degree or related coursework in business management, hospitality management or property management is preferred.
- Bi-lingual abilities (written and verbal) may be required based on specific needs of property.
Working Environment/Requirements
- A majority of the typical work day requires constant physical inspections and leasing demonstrations of community, walking up/down stairs and covering multi-terrain landscape of property.
- Remainder of job is spent at his or her desk handling paperwork, computer transactions, correspondence, and employee or resident meetings.
