SUMMARY
The responsibility of the Apartment Leasing Manager is to train Sales Associates in all leasing functions and assists in the achievement of the community’s annual budget plan. Additionally, the Leasing Manager will support the Sales Associates in the absence or unavailability of the General Manager.

REQUIREMENTS
- 1-2 years supervisory experience
- Valid drivers license (free from major moving violations) and dependable transportation

RESPONSIBILITIES
- Inspect vacant apartments for readiness on a routine basis. Inspect vacant unit prior to the new resident moving in. Report any deficiencies to the General Manager and service manager.
- Inspect the marketing tour path each morning and throughout the day. Report any deficiencies or items of concern to the General Manager in a timely manner.
- Responsible for insuring the “model” apartments and target apartments are ready for show;
- Responsible for maintaining work areas and office in clean and orderly manner.
- Awareness of the “curb appeal” of the property. Report deficiencies to the General Manager
- Provide community information related to leasing and marketing of the property to prospects who are interested in leasing.
- Develop full knowledge of application information required, screening processes and policies.
- Thorough knowledge of lease terms, specifications and all community policies.
- Collect rental application and all fees due to hold the apartment prior to move-in.
- Efficient and timely processing of all required administrative forms and reports.
- Courteous, efficient handling of resident requests and complaints.
- Responsible for maintaining a professional appearance and attitude at all times.
- Understand and use revenue management software correctly so that accurate rental rates can be quoted.
- Responsible to conduct out-reach marketing at least once per week. Train the Sales Associates on duties associated with outreach marketing.
- Develop and maintain an on-going resident retention program under direction of General Manager.
- Responsible for assisting Assistant Manager in collection of delinquent rents.
- Participate in planned resident activities.
- Responsible to play an active role in the renewal process. Contacting residents, preparing lease documents and reviewing lease documents prepared by Sales Associates.
- Prepare market survey and train Sales Associates on how to prepare.
- Become knowledgeable of the surrounding market and competitors.
- Prepare and review lease paperwork with all new and renewing residents. Train Sales Associates in lease document preparation and be a resource for them in the absence of the General Manager in all areas of the leasing process.
- Knowledgeable of required telephone and sales techniques.
- Complete timely follow up on all prospects per the company policy.
- All other duties as may be assigned.
Customer Service Responsibilities
- A complete clean and neat uniform must be worn when working on any company property including weekends, if applicable. Personal appearance must be clean and neat at all times, according to company policy.
- Communicate with residents and prospects in a manner consistent with company’s standards
- Read and/or listen to resident requests/complaints.
- Receive resident complaints in a calm, open, and professional manner
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance’
