Seeking a highly motivated, experienced, full-time Maintenance Supervisor for a beautiful apartment community in Clearwater / Largo area. This is a working supervisor position.
DUTIES AND RESPONSIBILITIES:
Oversees the maintenance team, while completing related maintenance duties, to include:
· Coordinates the maintenance staff into a priority work schedule.
· Performs maintenance tasks personally or delegates to maintenance staff in a coordinated manner.
· Oversees and inspects work performed by the maintenance team. Documents inventory used for maintenance tasks
· Ensures the completion of all emergency and non-emergency service requests.
· Inspects community continuously, recording and correcting deficiencies.
· Orders necessary supplies and parts within budgetary guidelines.
· Monitors overtime.
· Oversees keys control
· Monitors vendor performance and ensures compliance with company guidelines
· Conducts monthly Preventative Maintenance Schedule
· Manages make-ready timeline per company guidelines, keeping downtime to a minimum
· Monitors, minimizes, and manages maintenance personnel overtime
· Strives to perform maintenance duties in the most cost-effective manner.
· Ensures notification is left in an apartment unit each time a service is performed.
· Maintains a service-oriented environment by exhibiting a professional appearance and attitude.
· Other duties as assigned.
EDUCATION REQUIREMENT:
A high school diploma or equivalent and professional knowledge of business discipline are required.
Should be HVAC certified.
