Full Job Description
Maintenance Supervisor needed for apartment community in USF/Tampa area.
HVAC certification required . Must be able to install full systems (air handler/condensing unit), diagnose and repair existing systems, follow all EPA guidelines, etc.

Position expectations, requirements and responsibilities can include:
- * Assists in the solution of maintenance problems
- * Responsible for inventory of parts and supplies needed for immediate repairs
- * Purchases all maintenance supplies and materials in a cost efficient manner
- * Schedules work orders, both within and outside of domiciles
- * Completes move-in and move-out inspections
- * Coordinate make ready operations with Property Manager to ensure that vacant units are made ready in a timely manner and available when needed.
- * Maintains shop, equipment rooms and storage areas in a neat, organized and secure condition
- * Follows safety procedures and maintains a safe work environment
- * Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job
- * Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment
- * Actively participates in performing work order maintenance repairs and make-ready units
- Maintenance Responsibilities:
- * Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants* Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance
- * Performs on-call, evening and weekend emergency response
- * Repairs structural wear and damage to buildings
- * Prepares vacant apartments
- * Services appliances, equipment, plumbing, electrical systems, etc.

Job Type: Full-time
Pay: $19.00 – $20.00 per hour
