What You’ll Do

As a Maintenance Technician you will be responsible for assisting in carrying out the maintenance process of the Property. This includes corrective, preventive, routine, emergency and cosmetic maintenance. The Maintenance Technician Is also responsible for the make-ready process in a manner consistent with the property’s operational objectives.

You Will:

  • Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the property utilizing work order related software programs
  • Responsible for implementing routine physical improvements
  • Respond to emergency situations in accordance with property protocol
  • Assist Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
  • Implement a comprehensive preventative maintenance plan and maintain all related records and logs
  • Assist with controlling expenses associated with the operation of the property
  • Prepare all vacant apartments to a market-ready condition
  • Adhere to all safety standards, policies & procedures, codes of conduct and best practices
  • Act in a professional and courteous manner at all times with residents, co-workers, vendors, etc.
  • Respond to maintenance issues, follow-up with residents and office staff, and handle routine issues for appliances, pools and building upkeep
  • Resolve any maintenance issues including appliances, air conditioning, heating, electrical, plumbing, carpentry, pools, and other Property items
  • Responsible for compliance with all OSHA regulations and any applicable laws in your area, regarding health, safety or the environment
  • Perform other duties and special projects as assigned
  • Pool certification is a plus

What You Need to Get the Job Done

  • 2-5 years of successful previous property maintenance experience
  • HVAC/EPA Certification is highly preferred
  • Painting experience
  • Experience with light carpentry, electrical, and plumbing
  • Strong organization skills and detail oriented
  • Excellent communication skills both verbal and written
  • Team player with high levels of professionalism, integrity, and enthusiasm
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to use hands to handle tools, fell objects, or control machinery
  • Ability to regularly lift and/or move 10 lbs., frequently, lift and/or move 25 lbs., and occasionally lift and/or move 50 lbs
