Franklin Street is currently seeking an Area Manager for one of our Property Management teams. Successful candidates will be those possessing a background in managing the performance of a portfolio of shopping centers and other commercial real estate properties.
Essential Functions
- Responsible for sourcing, bidding process, contract negotiations, and monitoring of the contractors who perform all work at each property, including but not limited to landscape maintenance, parking lot maintenance, roof inspections, refuse removal, sidewalk pressure cleaning, fire sprinkler inspections, roof inspections, snow removal and winterization of vacant shops (if needed).
- Maintains a regular schedule of property visits and inspections of all operational aspects of the asset. Visits properties outside of regular schedule as needed to address concerns or needs.
- Responsible for the maintenance, appearance and coordination of improvements at each property.
- Develops good working relationships and communicates effectively and knowledgably with property owners, tenants, tenant representatives, prospective clients, vendor / contractors, and internal team members.
- Prepares monthly owner reports in accordance with ownership requirements. Analyzes property income statements and compares actual vs. budget in expense and income categories.
- Controls property expenses without jeopardizing quality.
- Prepares and participates in the budgeting process for each property.
- Ensures that rent rolls are correct. Ensures that all sales on tenants are current if applicable. Responsible for collections from delinquent tenants; implementing all take-over and termination procedures in a timely fashion.
- Reviews, codes, and approves all invoices and develops good relationships with internal team members to ensure timely payment and accuracy in reporting.
- Reviews and approves follow-up inspection of all tenant storefront signage and leasing signage.
- Maintains visibility in the communities of the properties – sets up a network with other local authorities, contracts, etc. Knows the area around the portfolio properties and keeps abreast of changes, new or re-developments, construction, etc. and communicates them back to the corporate office in a timely manner.
- Minimizes risk and liability for tenants and owners in all aspects of operation, including ensuring that all tenant and vendor certificates of insurance are current.
- At properties where staff is required, Area Manager will directly supervise staff and carry out full supervisory responsibilities in accordance with Company policies, procedures, and applicable laws.
- Assists with eviction of tenants in compliance with court order and directions from corporate counsel and owner.
- Implements controls, policies and procedures to conserve utility usage at each center while maximizing customer satisfaction.
- Responsible for processing Lease Assignments as necessary.
- Assists in the growth of the business. Promotes management services to new and existing clients through attendance at industry events.
- Performs other duties as assigned.
Knowledge, Skills and Abilities
- Ability to comprehend, analyze and interpret complex business documents, lease documents and detailed financial summaries required.
- Strong professional communication, presentation, (oral and written) and interpersonal skills are required. The ability to comfortably and effectively communicate at all levels (owners, tenants, contractors, asset managers, etc.) is required.
- High level of proficiency in computer skills including MS Office applications (Excel, Word, Outlook) and internet / application software is required along with a willingness and ability to learn new software programs.
- Excellent time-management skills and the ability to take direction but work independently with little supervision.
- Must be dependable and present a professional appearance.
- Knowledge of general accounting procedures and software a plus.
- Proficiency in Yardi – Commercial Property Management software, or related Property Management software a plus, but not required.
- Self-starter that works well under pressure and responds proactively to change.
- Critical thinking and analytical skills are required.
- Ability to follow documented procedures and standards.
- Must be neat, organized, honest, and detail-oriented.
- The ability to comprehend, speak, and write fluently in English is required.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs required.
- This position requires significant travel. Expenses within Company guidelines will be reimbursed. .
Requirements:
Educational and Technical Requirements
- Bachelor’s Degree from an accredited college or university or extensive applicable industry experience required.
- Minimum of 1 year of experience in a Property Management or related environment.
- Prior experience working in a commercial real estate environment preferred.
- Required to have and maintain a reliable vehicle to drive to facilities throughout assigned geographic area and possess and maintain a valid driver’s license and adequate car insurance per Company guidelines.
Must be able to successfully pass pre-employment (post offer) drug screen and background check.
