JOB SUMMARY

The Area Operations Director is responsible for executing the Company’s strategic objectives, Mission, Vision and Values as they relate to their market portfolios.  The Area Director will lead their assigned Portfolio Operations Directors to ensure the revenue and expense budgets for their assigned markets are achieved.   This position provides the leadership and execution of the Company’s national operational platform.  Responsible for providing the guidance on all daily management and operational issues across the portfolio.

The goal of this position is to ensure operational consistency and compliance throughout the markets.  P&L management and innovative business strategies are critical to this role. This position works closely with regional management to ensure all strategic and operational goals and values are achieved.

ESSENTIAL FUNCTIONS

  • Effectively evaluates existing market operations and identifies opportunities for centralization, improvement and proposes viable solutions and leads implementation.
  • Maintains awareness of market / industry conditions and trends.
  • Works closely with Portfolio Operations Directors to ensure property management revenue and expense goals are achieved.
  • Works closely with the Regional Director in conjunction with Marketing, Construction, Central Operations, Accounting, Finance and Technology teams to ensure processes align with market goals and that the flow from the markets to the functional departments is effective.
  • Demonstrates keen ability to effectively lead change throughout the organizational structure.
  • Evaluates operational controls and designs improvements.
  • Analyzes market performance and creates plans to overcome shortfalls. 
  • Coordinates and communicates feedback on process changes from the market perspective to regional and corporate teams.
  • Holds teams accountable for established goals as well as company policy and procedures.
  • Provides audit functionality within the markets to assure compliance with operating standards.
  • Conducts periodic site inspections to ensure owner/investor objectives are met.
  • Develops staffing plans to ensure that the plan for talent aligns with the portfolio needs. 
  • Takes action swiftly to address performance shortcomings.
  • Works with Regional Director on the internalization of markets ensuring financial metrics are achieved. 
  • Insure all safety standards are met and training for staff is completed.

Human Resource Management

  • Supervises staff, set goals and holds people accountable for results.
  • Ensures that assigned markets provide outstanding customer service and is responsive to requests.
  • Coordinates activities to maximize the efficiency of all processes.
  • Develops team and is focused on succession plan within assigned markets and beyond.
  • Insure that all training requirements are completed on time.
  • Ensures that employees all have goals and receive regular feedback on their performance
  • Performance management of personnel including, reviews, corrective action, mentoring, development plans and performance improvement plans.

QUALIFICATIONS

  • Minimum of a Bachelor degree required.
  • 5 or more years of previous business/operations management experience in a real estate operations environment.
  • 5 or more years of supervisory experience required.
  • Proven record of achieving or exceeding P&L results.
  • Yardi and/or SalesForce experience strongly preferred.
  • Ability to effectively manage a diverse group of remote managers.
  • Mastery of Microsoft Excel for operational modeling and development of corporate and departmental staffing plans.
  • 50% travel. 
  • Must have a valid Driver’s License.
  • Excellent oral and written and presentation skills.
