Job Description

Each Real Estate Asset Manager coordinates the efforts of property management, leasing, development and acquisitions in order to generate incremental revenue and maximize net operating income for Publix real estate assets.  The incumbent prepares, manages and implements tailored strategies and business plans for each asset for which they are responsible and mentors and directs property managers as they prepare and implement operating and capital plans.  The Real Estate Asset Manager’s report directly to the Director of Real Estate Assets.

Additional responsibilities include:
• works to maximize returns for development projects and shopping center acquisitions
• prepares cash flow projections and provides input and assistance for development projects and acquisitions.
• creates, updates and maintains financial models for each asset
• oversees activities and contract compliance associate with property managers, vendors, contractors and consultants
• evaluates potential investments in existing shopping centers and proposes new developments and redevelopments.

Year End Bonus

One month’s pay (pro-rated in the first year) if associate remains employed through issue date of the bonus check.

Required Qualifications

• Bachelor’s degree in an analytical discipline or equivalent experience
• at least four (4) years of Real Estate or related work experience with project management and financial analysis background
• knowledge of legal descriptions and terms
• knowledge of economics and its relationship to return on investment (ROI)
• knowledge of shopping center P&Ls
• knowledge of Real Estate finance and capital markets
• knowledge of market rents, land, site work and construction costs
• knowledge of regulatory development processes including planning, zoning, and comprehensive land use
• knowledge of growth related and planning issues
• knowledge of site planning issues related to traffic patterns, parking patterns, ingress and egress, co-tenancy, loading and unloading store
• knowledge of socio-economic and demographic information related to a specific site, area, or region
• written and verbal communication skills
• strong interpersonal and negotiating skills
• ability to multi-task
• problem solving and critical thinking skills
• consensus-building abilities
• ability to quickly analyze financial information and apply it to specific situations
• basic knowledge of Argus and SAP
• basic knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint, SharePoint)
• willingness to travel overnight, for multiple days, on a regular basis, and often without notice
• willingness to work nights and weekends
• willingness to spend multiple hours in a vehicle, often more than eight (8) hours per day
• willingness to work a minimum of 45 hours per week on a regular basis.

Preferred Qualifications

• CPA, MBA or Master’s degree in an analytical discipline
• five (5) or more years within the Publix Real Estate Department with experience in dealing with property managers, leasing associates, accounting, and asset management
• CCIM designation
• knowledge of all geographic areas in which Publix operates and growth within those areas
• knowledge and familiarity with Publix’s company-controlled properties
• knowledge of Publix’s construction process
• intermediate knowledge of SAP
• advanced knowledge of Compass
• intermediate knowledge of Microsoft Office (Excel, Outlook)
