ASSET MANAGER

Financial Oversight

  • Oversee financial functions for projects, including:
  • Preparing and revising property budgets,
  • Managing quarterly budget reviews including reconciling all variances,
  • Reviewing and preparing lender/equity draws,
  • Reviewing and approving all invoices for projects,
  • Accounting functions as needed such as billing, rent collection, and completion of monthly accounting reports,
  • Prepare weekly leasing and TI/capital improvements progress updates, and
  • Manage lease abstract process
  • Assist in preparing detailed financial feasibility pro-formas and information/marketing packages for projects, from initial calculations through complete presentation packages for equity financing, construction/permanent financing, quarterly reporting, and disposition.
  • Coordinate with accounting for correct and up-to-date financial reporting and Yardi updates.
  • Ensure AP and AR are addressed in a timely manner.

Property Management & Leasing Oversight

  • Work with listing brokers to oversee marketing and leasing activities.
  • Participate in lease negotiations.
  • Maintain all electronic and hard copy project files.
  • Work with property manager to set up and maintain vendor and tenant contracts and vendor and tenant files.
  • Update and maintain Certificate of Insurance lists for tenants, vendors and moving companies. Request new or renewed certificates as required.
  • Work with property manager and maintenance team to insure buildings and grounds are maintained according to property objectives.
  • Work with maintenance team on repairs or renovations and obtains bids for additional work from outside contractors.
  • Work with property manager to administer day to day operations for tenants and vendors.
  • Ensure timely and correct VTS reporting on assets

TI Build-Out/Capital Improvements Management (as needed)

  • Work with property or project manager to manage capital improvement projects for existing buildings.
  • Work with new tenant, broker, architect, engineer to develop space plan and CD’s for suites and oversee permitting/bid and construction of facilities.
  • Act as owner rep liaison to tenant and work with property management to ensure tenant space is delivered on time and within budget. Maintain positive relationship with tenant upon suite delivery.
  • Manage design and construction of site work ancillary to buildings (roadway, parking, and site/landscape upgrades projects).

Acquisition Support

  • Under direction of Director of Acquisitions assist in efforts to identify and close acquisition of new assets including:
  • Underwriting,
  • Loan coordination, and
  • Compile and review due-diligence material on perspective property acquisition.

General Office & Marketing

  • Promote TerraCap in the community.
  • Marketing of 3rdparty services (develop marketing plan, prospect list, cold call, track implementation)
  • Oversee collateral marketing material (cultivate website, marketing material)
  • Attend industry events (NAIOP, ULI, CCIM), apply for recognition awards, stay abreast of industry trade journals, maintain relationships with local brokers, lenders, contractors, and design professionals.
  • Keep management informed the projects’ status and information required by all involved in order to assure timely progression of projects assigned.
  • Perform any needed general office tasks required for office day-to-day operations.
  • Must be available to work after hours and weekends as needed.

First Year Expectations

  • High level of proficiency in functions outlined above.
  • Complete responsibility for day to day functions of asset management description and work towards complete oversite of a geographic region or product type.
  • Assimilate into a hard-working, motivated office.

Job Type: Full-time

Salary: $65,000.00 to $85,000.00 /year
