Asset Manager, Multifamily Loan Portfolio Servicing Team – Clearwater, FL/Washington, D.C.

 

We are currently seeking an Asset Manager to join our Asset Management Team as part of the JLL Capital Markets-Multifamily lending platform. The Asset Manager must demonstrate ability for details, organization and an analytical orientation, and possess the initiative to work in an independent and reliable manner. In this role, you will provide exceptional service to our clients and proactively asset manage and perform timely duties for an assigned portfolio of multifamily and senior housing loans. The Asset Manager will ensure that properties are being properly maintained and operating at their highest possible level and report the status of real estate assets to management and makes risk mitigating recommendations based on research and experience. This position will be based in our Clearwater, Florida or Washington, D.C. office.

 

Responsibilities:

  • Quarterly and annual review and analysis of property level operating statements
  • Perform annual property inspections nationwide (requires up to 50% travel) and follow up on any deferred maintenance and other noted issues
  • Manage, lead, and mentor one or more assigned Asset Management Analysts and conduct annual performance reviews
  • Regularly assign risk ratings to properties using both an internal matrix and various agency guidelines
  • Draft action plans for properties that are performing below expectations making specific recommendations for improving property operations
  • Closely work with borrowers and management companies regarding any operating issues at the property including monetary delinquencies
  • Recommend transition to internal Special Asset Management when it is apparent that a property is headed towards default
  • Review and approve replacement reserve disbursement requests based on property condition and future capital needs
  • Process special requests such as easements, partial releases, management changes, condemnations, SNDAs, etc.
  • Identify and evaluate troubled markets and sub-markets and make risk rating adjustments accordingly
  • Oral and written communication with JLL management, agencies, borrowers, management companies, and investors
  • Seek out new business opportunities and sell JLL to potential clients while out in the field
  • Assist in developing and writing internal policies and procedures.
  • Other duties as deemed necessary

 

Qualifications:

  • 4+ years of experience in multifamily and/or commercial real estate finance or property management/asset management
  • Undergraduate degree in a business related field (i.e. Finance, Accounting, Real Estate)
  • Must be able to physically inspect multiple residences and common areas at multiple apartment complexes, as well as inspect comparable properties within the market
  • Must be able to physically move about the apartment complexes, which shall require standing and walking for extended periods of time, and climbing stairs. Inspections may also require the ability to sit, reach, and bend.
  • Travel shall include various modes of travels (including but not limited to planes, trains and automobiles) to different time zones and may require overnight lodging.
