Job Summary
This position is designed to prepare individuals for a position as a Community Manager. An Assistant Community Manager will be asked to assume greater responsibilities upon learning and applying knowledge of all aspects of property management as well as displaying maturity and good judgment. The Assistant Community Manager serves as the individual responsible for the property in the absence of the Community Manager and serves as a role model to peers.
Depending on the size of the property, the duties and responsibilities of the Assistant Manager and Leasing Consultant may overlay. The Community Manager has the responsibility of combining or separating these duties. In the event of the Manager’s absence, all duties as listed for the Manager become the responsibility of the Assistant Manager.
Essential Responsibilities
- Works closely with the Community Manager to learn all aspects of management, including leasing, administrative, reporting, and financial functions.
- Assumes responsibility for supervising staff and managing the community in the Manager’s absence
- Works closely with the Manager to develop an integral team that effectively sells the quality and professionalism of Arlington Properties.
- Assists the overall team effort through effective leadership.
- Inspects property common areas, apartment units and grounds on a regular basis, offering recommendations to management regarding improvements to the overall operation of the community.
- Assists in leasing and renewal activities as required. Maintains up-to-date knowledge of market and competitive properties in order to support leasing efforts and make suggestions regarding promotions, advertising, rate changes, etc.
- Administrative and financial responsibilities include processing of community invoices, input and deposit of resident payments, distribution of resident communications, etc.
- Understands and applies principles of local, state, and federal Fair Housing and landlord-tenant laws.
- Must be able to draft, understand, explain and execute legal documents, included lease contracts and addenda. Assists Manager in ensuring that all leases and addenda are completed accurately and filed correctly.
Qualifications
A high school diplomas or equivalent is required. A college degree or related coursework in business, hospitality or property management is preferred. Property management and leasing experience preferred. Sales experience or education desirable. Excellent communication, organizational and leadership skills necessary. Prefer sales/multi-family leasing experience and product sales. Marketing and budgeting experience preferred. Computer literacy required. Experience with property management and/or accounting software preferred.
