Job Summary:
Primary responsibilities include maintaining the financial records for the property and verifies, allocates and post details of business transactions to accounts from documents such as sales slips, invoices, receipts, check stubs and computer printouts. Maintains resident information systems and resident files, reconciliations and interacts with residents. Supervises personnel in leasing and performs tasks associates with leasing and maintenance operations.
Job Functions:
Administrative/Financial
- Inputs all resident information in relation to walk-in traffic, move-ins, move-outs, apartment conditions, etc.
- Assists Community Manager and Leasing Consultants ensuring all leases and addenda are completed accurately in regards to addresses, names, rates, etc.
- Collects all rent payments from current residents.
- Makes daily community deposits in regards to rent collections or any miscellaneous income.
- Distributes non-payment notices to all delinquent residents and completes follow-up activity
Leasing/Marketing
- Supports the marketing effort and offers input and suggestions in regard to promotions, advertisement, rate increases, etc.
- Prepares monthly competitive survey reports to analyze real estate market trends in the marketplace.
- Assists leasing personnel with renewal programs for existing residents.
- Inspects property common areas, apartment units and grounds on a regular basis.
Supervisory/Leadership
- Performs duties normally associated with a supervisory position such as hiring, training, evaluating and disciplinary counseling of leasing personnel
- Works closely with the Community Manager in developing an integral team that effectively sells the quality and professionalism of the organization.
- Offers recommendations to management regarding improvements to the overall operation of the community and assists the overall team effort through effective leadership.
- Assumes supervisory responsibilities and management of the property in the absence of the Community Manager.
Job Requirements:
- High school diploma required. College degree or coursework in business or the hospitality/property management industry is beneficial.
- Minimum two years of residential management experience.
- Outstanding verbal and written communication skills.
- Detail and multi-task oriented
- Proven decision making ability
