Position & Responsibilities

The Assistant Community Manager serves as a member of the on-site management team and directly assists the Community Manager with the successful operation and financial performance of the property. This individual supports the operational efforts of the Community Manager and the leasing and marketing efforts of the Leasing Manager while overseeing all rent collection efforts, accounts payable processing, and financial reporting.

Personnel Management

  • Assist in the training of all team members to ensure policies and procedures are performed as defined
  • Address and resolve customer service concerns in a timely and professional manner
  • Issue communications to residents and parents/guarantors
  • Promote a positive work environment that encourages collaboration and teamwork
  • Ensure that daily tasks and follow-ups are completed and documented
  • Maintain a high energy and professional demeanor
  • Support both administrative and leasing staff members in day-to-day tasks.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
  • Maintain property appearance and identify opportunities to implement preventative maintenance procedures
  • Support maintenance operations by insuring timely and efficient repairs and an organized make-ready process
  • Plan for and utilize property resources, equipment and supplies economically (i.e. obtaining bids/pricing from vendors, suppliers and contractors, etc.)

Financial Management

  • Responsible for posting all payments and income received from applicants, current residents, and non-current residents accurately, timely and efficiently
  • Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions when necessary
  • Responsible for helping property meet budgeted revenues, expenses, and Net Operating Income
  • Responsible for all end of the month closing procedures and reporting
  • Maintain accurate and organized records; auditing resident files to ensure accurate records
  • Responsible for walking units and posting all move-out charges, statements, and security deposit refunds

Strategic Leasing Management

  • Ensure staff leasing techniques are effective, follow up procedures met, signing/documentation of leases and reporting systems are accurate and up to date
  • Implement marketing strategies and systems put in place by annual marketing plan
  • Assist in the development and implementation resident retention programs

Future TDC team members should have the following qualifications:

  • Bachelor’s degree with 1-3 years of relevant experience
  • Experience being part of a team and successfully meeting goals
  • Record of success in property operations and leasing
  • Willingness to work the hours needed to meet stated goals, including some nights and weekends
  • Proficient in Microsoft Office applications
