US Residential has an excellent opportunity for a polished, engaging and energetic Assistant Community Manager to join our team at one of our communities!
Our Assistant Community Managers provide support to the Community Manager and assume a leadership role in their absence. This position is also responsible for collecting and posting rent payments; managing resident delinquencies, evictions, and legal notices; and performing pre-close and closeout accounting processes. In addition, this person is responsible for assisting in the training and supervision of the team, and in the resolution of resident issues.
Responsibilities
- Maintains all accounts receivable including collecting rent, collections through our 3rd party, posting rent, making daily bank deposits, and maintaining balanced, accurate rent roll.
- Accurately and timely completes daily, weekly and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expiration matrix.
- Research and pay bills timely with accuracy on behalf of the ownership group, this includes researching past due bills, utility bill rates and usage as well as making sure we are paying contracts in accordance with the said agreement.
- Audits records and files to identify dates requiring administrative action, such as lease expiration dates, delinquent accounts, and unlawful detainers.
- Collects delinquent account balances from previous residents.
- Processes evictions, which includes processing all necessary paperwork, serving notices, and attending court hearings.
- Leases apartments as needed in accordance with company guidelines and standards.
- Processes move-ins, move-outs, and lease renewals.
Qualifications
- 2+ years’ experience at the Assistant Manager level or above within the property management industry preferred.
- Excellent problem solving, listening, and deductive reasoning skills.
- Knowledgeable regarding property management, federal, state, and local laws.
- Working knowledge of principles and practices of property management record keeping with an understanding of resident ledger.
- Working knowledge of 3-day notice procedures and strong collections experience required.
- Demonstrated proficiency in Microsoft software such as Excel, Word and Outlook email and with Property Management Software; proficiency with the YARDI and OneSite Software system required.
- Model adherence to federal and state Equal Employment and Equal/Fair Housing Opportunity requirements.
- Strong ability to communicate clearly, both orally and in writing, including excellent spelling, grammar, and punctuation.
- Standing, walking, and/or sitting for extended periods of time.
- Ability to lift and/or move up to 25 pounds.
- High school graduate or equivalent preferred.
- Reliable transportation with a valid driver’s license is required.
