Job Description
The Assistant Manager Position is to assist the Facility Manager with all aspects of the operation/policy and procedure of the Reliant Real Estate Management Property. In the absence of the Facility Manager, the Assistant Manager has the same decision making authority of the Facility Manager. The position is diverse in its responsibilities. The Assistant Manager, just like the Facility Manager, will not be segregated to a desk or an indoor environment for the entire day. This is a partial list of the job responsibilities. Customer Service and Sales
Storage customer needs assessment (in person and on the phone)
Secure appointment to show unit
Show unit selling the features of the storage product and service
Process all move-in documentation including lease presentation
Answer customer questions relating to their account
Resolve customer complaints and problems
Efficiently operate and record truck rental transactions


Collections
Make daily calls to delinquent customers
Do monthly foreclosure and delinquency tasks (mailing late letters, etc…)
Curb Appeal
Completing Daily Walk Thru
Inspecting all security issues
General cleaning and trash pick up of bathrooms, office and common areas
Sweeping out units
Discarding abandoned items left by tenants
Light maintenance (changing light bulbs, etc…)
Office Administration
Maintain customer records and files in an orderly fashion
Daily bank deposits
Petty Cash justifications
Documented correspondence with customers in Rent Roll notes
Daily opening and closing procedures adherence


Marketing
Marketing Plan adherence
Residential and Commercial “grassroots” marketing
