Assistant Property Manager
The Assistant Property Manager assists the Property Manager in overseeing all operational functions of the assigned properties, including maintenance of occupancy levels; timely investigates, evaluates, and resolves issues that impact tenant satisfaction (including but not limited to maintenance, repairs, billing, and other inquiries) with little or no oversight from Property Manager; exercises discretion in enforcing, interpreting and implementing policies and procedures that impact tenants and the property generally; responsible for managing and monitoring collections (AR) and renewals; ensures compliance with pertinent laws and regulations related to tenants and the properties, including the housing code, Section 8 housing requirements, safety regulations, collections etc.; independently manages and negotiates Brandywine’s relationship with the housing authority concerning Section 8; represents the Company in small claims and landlord/tenant legal actions.
ESSENTIAL DUTIES:
- Answer phones and greet tenants that come into the office
- Customer services and first level escalations
- Send out renewal notices and work with tenants to renew at the optimal rates
- Receive and post payments for all tenants as well as making bank deposits
- Work delinquency accounts to bring accounts current
- Assist with the management of the eviction process with local counsel
- Mails out vendor checks and security deposit refunds
- Maintain a positive working relationship with local housing authorities. Coordinating HAP inspection and updating changes in the HAP payments
- Manage all HOA correspondence and violations to ensure violations are cured in a timely manner.
- Ensuring accounts have insurance or are charged for insurance
- Handle all tenant escalations in a positive and cooperative manner.
- Input work orders that come in through phone or in person
- Process rental verification
- Turn on utilities including water, power, and gas for vacant properties and ensure they are turned off for new tenants

WORKING CONDITIONS:
- Indoor and outdoor work in all types of weather conditions.
- May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 30 lbs.
EDUCATION AND EXPERIENCE REQUIREMENTS:
- High school diploma or equivalent
- Reliable transportation
- Knowledge of local housing ordinances and eviction procedures
- Complete understanding of fair housing laws
- Above average ability to communicate with others and work as part of a team
- Intermediate computer skills and the ability to learn new software
- Knowledge of rental property management standards and practices
