Job Summary
The Residential Assistant Property Manager aids the Property Manager with his/her tasks to fulfill obligations of preserving and increasing the value of real estate investments for homeowners. The Assistant Property Manager will aid the management of day-to-day financial operations of the property, processing applications, ensuring the property is in good working order, and communicating the current status of all properties to others in the company.
Responsibilities and Duties
Tenant Relation Assistance
- Guide tenant prospects through the application process
- Select qualified tenants
- Coordinate completion of rental agreements
- Enforce terms of rental agreements
- Collect late rents
- Deliver notices when appropriate
- Resolve tenant complaints
- Participate in eviction proceedings if necessary
Facilities Management Assistance
- Troubleshoot maintenance issues with tenants before dispatching vendors
- Document issues by entering service tickets
- Request, schedule and dispatch vendors as needed for maintenance and repairs
- Regularly inspect property to ensure it is in good working order
- Complete reports related to moving in/out, exterior, pet damage, irrigation system, appliances, etc.
- Quickly resolve emergency maintenance issues
- Document and maintain records, schedules and activity list
- Maintain property and tenant records in customer database
- Approve maintenance expenses and provide invoices to Office Administrator
Owner Relation Assistance
- Keep open dialogue with property owner on vacancies, tenants, physical condition of property and financial issues
- Facilitate an ongoing relationship between the Sales Agent and property owner
Qualifications and Skills
- REQUIRED SKILLS:
- Familiar with applicable local, state, and federal laws and regulations
- Minimum of one-year experience in property management or two-years of experience in a customer service related industry and/or bachelor’s degree preferred
- Mechanically inclined and able to troubleshoot common household maintenance issues
- Strong interpersonal and business communication skills
- High level of organization and attention to detail
- Intermediate technological skills required including competency in MS Word and Excel
- Type 50+ words per minute
- Personable attitude and the ability to perform during stressful circumstances
- Ability to work a flexible schedule, including occasional evenings and weekends with more hours required during summer months
- Must have a car – local driving required
- Must pass credit and criminal background and reference checks
LANGUAGE SKILLS
- Ability to read and speak and write English proficiently.

- At times, may require more than 40 hours per week to perform the essential duties of the position.

- Internal office space and fieldwork outside of the office.
- The noise level in the work environment is usually moderate.
- Requires travel in the field to inspect properties and meet with owners, tenants or vendors when the Property Manager is not present to do so.
- Requires walking around the exterior and interior of vacant and occupied homes on uneven terrain in all Florida weather conditions year-round.
