The Assistant Property Director/ Leasing Consultant requirements include, but are not limited to:
Effectively work with the Property Director and staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain or exceed targeting closing ratios and work to achieve and exceed budgeted occupancy percentages.
The following additional skills and responsibilities are also required:
- Prepare all lease related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in.
- Responsible for collection, posting and depositing of all rental payments.
- Responsible for reviewing payables and coding to the correct G/L account.
- Process evictions on delinquent residents and contact past-due residents to minimize property delinquencies.
- Conduct market surveys. Shop competition. Maintain a constant awareness of neighborhood market conditions.
- Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents.
- Inspect grounds, models and leasing office daily for eye appeal and marketability.
- In the absence of the manager ensure that the property office is organized and runs smoothly as per company policies and procedures.
- Clearly and effectively communicate with residents, associates, owners, vendors and supervisors in written and verbal form.
- Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff.
- Assist Property Director in effectively responding to residents and promoting resident satisfaction.
- As necessary, lease apartments and aggressively sell the products and services of the property to which assigned. Develop, refine and effectively implement superior telephone and personal sales skills to specifically respond to site visit or telephone inquiries, to conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments and available apartments.
- Computer Proficiency – Microsoft Office Programs and Management Software (YARDI preferred)
- Outreach Marketing is required.
Minimum two years’ experience in apartment property management with lease-up experience required.
This position will require the flexibility to work a minimum of two weekends per month and any of the other days of the week as scheduled by your supervisor in order to accommodate the staffing needs of the community.
Education
College degree preferred. The position requires the ability to read, write and communicate fluently in English and Spanish preferred, and the ability to accurately perform basic to intermediate mathematical functions.
