SNS has an immediate need for an Assistant Property Manager/ Leasing consultant to join our team.
Responsibilities include helping oversee operations and leasing, assisting with collections, helping to supervise staff and tenant relations on-site.
What you’ll do:
· Assist the Property Manager with rent collections, late notices.
· Sources new prospects through networking, cold calling, and general marketing.
· Implements a leasing plan, which may include but not limited to, marketing the property, calling prospective tenants, site selection, negotiating build-out costs, and market studies.
· Works closely with ownership, tenants, and prospects on leasing.
· Tracks performance goals of the properties and leasing activity.
· Prepares leasing pipeline reports and business plans for their portfolio with creative and aggressive marketing ideas.
· Prepares strategic leasing plans for the property.
· Interacts regularly with residents to ensure that objectives are being met, anticipates and responds to resident’s needs.
· Performs regular market analysis to stay on top of any new trends.
· Shows space and qualify prospective tenants
· Assist with and manage tenant delinquency
· Assist the Property Manager with NTV and processing move-outs
· Establishes friendly and helpful working relationships with residents to gain their loyalty and promote resident referrals
· Help show apartments and process applications for prospective residents
· Initiate and assist with all lease renewals
· Communicates regularly, professionally and effectively with government agencies and Company management and staff
· Helps execute promotional and markdown activity on a timely basis and according to Company guidelines
· Inspect and maintain vacant units on an as-needed basis
· Maintains regular and consistent attendance and punctuality to ensure all essential duties are fulfilled to a satisfactory level
· Other duties may be assigned as needed
What you’ll need:
· High-school graduate, College graduate preferred
· Successful previous property and supervisory experience
· Proficient in personal computer skills and business-related computer software, including Microsoft Office and e-mail, Yardi.
· Knowledge of general business and accounting concepts and practices
· Team player with excellent leadership, supervisory, analytical and reasoning skills
· Self-motivated, responsible, accountable and mature, with a desire to excel and grow
· Excellent communications (written and verbal)skills
· Highest levels of honesty, integrity, and ethics
· Able to read, understand, speak and write the English language at high-school graduate level, including the ability to hear the spoken word
· Proficient in arithmetic and mathematics at a high-school graduate level
· Assistant Property managers will be scheduled according to Company guidelines and standards and must approve their schedules with their supervisor
· Ability to effectively comprehend and communicate with tenants, staff, management, and other relevant parties
· May be required to work on the busiest days, including weekends and holidays as needed
