Recognized as one of the Top Places to Work by major Florida publications, Franklin Street Management Services is currently seeking an experienced Assistant Property Manager to work at our apartment community, Townsgate located near I-4 in Plant City.

Assistant Property Managers are responsible for rent collection, leasing, and general business operations of an apartment community. The ideal candidate will have at least 2 years of previous experience displaying these and other leadership qualities in achieving the objectives of a residential multifamily property.

In property management, evenings and weekends are par for the course so candidates must be available to work weekends and early evenings.

JOB DESCRIPTION

• Property Operations
o Collects and secures rental and utility payments.
o Makes daily bank deposits and verifies the accuracy of those deposits.
o Delivers late rent letters, “notices”, and personally contacts all residents who have unpaid rent.
o Assists in the eviction process and follow-up procedures.
o Utilizing property management software and other systems:
 Inputs daily activity transactions
 Prepares accounting records and reports, including Statement of Deposit Account and monthly close out.

• Leasing and Occupancy (Sales)
o Shows and leases apartments.
o Prepares and audits leases.
o Plans, coordinates, and participates in resident retention functions.

• Reporting
o Maintains orderly and up-to-date files and data base systems (hard copy, electronic, and Yardi property management software) in accordance with applicable laws and Company procedures.

• Customer Service
o Handles or assists with maintenance work orders to facilitate resident’s service requests.
o Performs daily review of service requests to ensure timely completion and adherence to legal time restraints.
o Performs regular physical inspections of the property including vacant and “make-ready” apartments, and follows up with Maintenance Supervisor to ensure that work has been completed to Company standards.
o Conducts regular (monthly at minimum) inspections of apartments, common areas, and amenities.
o Meets with residents as needed to address any rent delinquencies or resolve issues related to resident’s occupancy.
