Recognized as one of the Top Places to Work by major Florida publications, Franklin Street Valuation Advisory, a Tampa based Commercial Real Estate appraisal services company is currently seeking mid and senior level, state certified general (commercial) Appraisers for all property types including but not limited to multi and single tenant retail properties, office buildings, apartment complexes, hotels and motels, land, and residential subdivisions.
Candidates should be detail oriented, work independently to meet deadlines, have good communication and interpersonal skills, persuasive writing skills and excellent problem solving skills.

Job Description
•Complete property inspections
•Preparation of appraisal reports in conformance with USPAP and client guidelines and consistently meet deadlines
•Research and verify commercial real estate sales and lease transactions and enter into database and conduct market interviews necessary for market analysis
•Analyze the sale, lease, and operating expense data for comparable properties
•Understand Highest & Best Use concepts and appropriately apply all approaches to value
•Develop expertise with proprietary software and various data sources
•Constantly gather and analyze data, i.e. leases, sales, etc.
•Argus Modeling (cash flow software) required for complex income property assignments and other financial analysis
•Research market trends and array data into graphs and maps for use as report exhibits in the appraisal
•Analyze past revenue and operating expense experience for the property being appraised
•Contributes to organization goals by adding to database, setting up a library, specializing in niche real estate markets
•Ability to engage in Litigation Support assignments
•Manage and maintain client relationships
•Mentor Trainee appraisers and researchers/analysts by transferring skill and knowledge
Qualifications
Excellent written and verbal communication skills
•Advanced understanding of Microsoft Word and Excel
•Strong work ethic
•Ability to work on multiple assignments, prioritize tasks, and manage rapidly changing assignments in a team environment
EDUCATIONAL/TECHNICAL REQUIREMENTS
•Bachelor’s degree (BA/BS) from four-year university.
•3+ years commercial appraisal experience
•Certified General Appraiser license
•MAI or MAI candidate
•Advanced level of proficiency in computer skills including MS Office applications (Excel, Word, Outlook) and internet / application software is required along with a willingness and ability to learn new software programs.
•Proficient in Argus.
•Ability to query, manage, comprehend and provide analysis for large data sets and complex business documents, leases, etc. required.
•Prior experience working with databases strongly preferred.
