Job Description
- Learns and executes how to perform all the support functions of the leasing team on a regular basis:
- Updates and maintains internal CRM databases (Frankie, Constant Contact, Etc.)
- Creates marketing materials.
- Sends out marketing materials and email blasts.
- Prepares and assembles tour packages and proposals of all types.
- Coordinates and collects market research and data to determine appropriate rents, expenses and vacancy assumptions for new underwriting and/or presentation materials.
- Learns and executes property financial analysis on a regular basis:
- Prepares prospect reports and business plans for new business with creative and aggressive marketing ideas.
- Performs analysis of historical and current comparative property specific data and market rent data related to economic metrics, along with current micro and macro market conditions, to determine financial underwriting and presentation assumptions to present to clients along with the decision logic needed to make recommendations.
- Performs analysis of historical property expenses. Coordinates and collects market research and data to determine appropriate rents.
- Initiates or upgrades complex financial models and improve upon existing templates to prepare for tours and client meetings.
- Works closely on projects and leasing of the commercial properties.
- Tracks performance goals of the prospects and clients.
- Prepares leasing pipeline reports and business plans for their portfolio with creative and aggressive marketing ideas.
- Prepares strategic leasing plans for prospects and clients.
- Learns how to execute sales behaviors:
- Sources new landlord and tenant relationships through networking, cold calling, and general marketing.
- Shows space and tours building with clients.
- Visits retail properties on a regular basis to collect market research and performs regular market analysis to stay on top of any new vacancies and trends.
- Implements new client strategy, which may include but is not limited to, calling perspective tenants, building selection, negotiating build-out costs, doing market studies, etc.
- Interacts regularly with clients to ensure that objectives are being met, anticipates and responds to client’s needs.

- Undergraduate degree from a regionally accredited college or university in business, finance, real estate, accounting, or related field is required.
- Advanced level of proficiency in computer skills including MS Office applications (Excel, Word, Outlook) and internet / application software is required along with a willingness and ability to learn new software programs.
- An active Florida Real Estate License or ability to obtain a license within the first 90 days required.
- Ability to query and manage large data sets required.
- Ability to learn how to calculate and perform financial analysis including but not limited to calculation of interest, prorating, deposits, commissions, ROI, valuations and percentages.
- Sales ability and the motivation to find new clients and hit sales goals.
- Ability to master commercial real estate processes and regulations.
- Ability to learn and process knowledge of tenant and capital improvements.
- Familiarity with industry software a plus, but not required.
- Proficient communication skills, both written and verbal and an ability to work in a collaborative team environment.
- Ability to take direction but work independently or as part of a team.
- Proactive thinker with a detail oriented approach to problem solving.
- Strong attention to detail, organizational skills, and the ability to meet time-sensitive deadlines. Ability to multi-task and adjust priorities in a constantly changing, fast-paced environment.
