Franklin Street is currently seeking an Assistant Property Manager for the Property Management team. Successful candidates will be those possessing a background in leasing and supervisory leadership.

ESSENTIAL FUNCTIONS

  • Generate three-day notices and send small balance notices
  • Issue supply order purchase orders
  • File evictions as instructed by property manager
  • Reconcile laundry equipment fee with Yardi charges
  • Prepares move out files and distributes to leasing consultant for mailing
  • Collect and secure rental and utility payments
  • Post checks and make daily bank deposits while verifying the accuracy of deposits.
  • Coordinate resident events with vendors
  • Complete move-ins in Yardi following established move in checklist
  • Send documentation to collection companies as requested for outstanding balances not paid within 30 days after a resident’s move out
  • Monitor community manager dashboard for any pending move ins/outs
  • Deliver late rent letters, notices and personally contacts all residents while adhering to established compliance procedures
  • Assist in the eviction process and follow-up procedures.
  • Input daily activity transactions into appropriate software and other systems
  • Prepares accounting records and reports, including Statement of Deposit Account and monthly close out.
  • Ensure occupancy targets are at company standards by performing tasks to effectively market and lease apartments while maximizing the retention of current residents
  • Uses prescribed sales techniques and methods required by the Company effectively and in a legal and professional manner to show and lease apartments and prepare leases
  • Maintain proficiency with Company equipment and software systems (Yardi, / OneSite, time management, MSOffice, Outlook, etc.) in order to review and reconcile monthly reports, communicate effectively, and follow Company procedures
  • Maintains orderly and up-to-date files in accordance with applicable laws and Company policy and procedure
  • Plans, coordinates, and participates in resident retention functions.
  • Handles or assists in receiving, recording, preparation and follow-up of work orders to facilitate resident’s service requests
  • Performs regular physical inspections of the property including vacant and “make-ready” apartments and follows up with Maintenance Supervisor to ensure that work has been completed to Company standards
  • Ensures property and staff always maintain a safe environment for residents and staff including: compliance with legal guidelines and company standards, always executing company safety program effectively
  • Conducts regular (monthly at minimum) inspections of apartments, common areas, and amenities
  • Maintain and utilize supervisory level knowledge of common property management business practices in order to ensure effective implementation of plans and strategies and to ensure timely corporate reporting including:
  • Company policies and procedures, market data, systems reporting tools, general accounting processes, legal compliance including Fair Housing and OSHA etc
  • Meets with residents regularly to address any rent delinquencies or resolve issues related to resident’s occupancy
  • Model a high level of customer service and ensures all employees display a courteous and helpful attitude towards residents, co-workers, and all visitors to the property.
  • Performs daily review of service requests to ensure timely completion and adherence to legal time restraints
  • Practice and promote a team environment. Assists with duties of the Property Manager as directed or in his/her absence
  • Report any unusual or extraordinary circumstances regarding residents or the property
  • Takes initiative for seeking training / educational opportunities and self-improvement for professional growth and development
  • Follow and demonstrate Company policies, procedures, and best practices, both as an individual as the leader of his/her team
  • Other duties as assigned.

Requirements:
KNOWLEDGE, SKILLS, AND ABILITIES

  • • 2+ years of property management experience preferred
  • • Above average telephone and communication skills including the ability to read, write,
  • and comprehend the English language at a fluent and professional level.
  • • Strong analytical, problem-solving skills
  • • Attention to detail and exceptional follow-thru
  • • Ability to multi-task in a fast-paced, ever changing environment

EDUCATION AND TECHNICAL REQUIREMENTS

  • Proficiency with standard office equipment including computer, MSOffice suite (Excel,
  • Word, Outlook), calculator, fax machine, and electronic scanner
  • Supervisory level math skills including the ability to calculate pro-rations, bank deposits,
  • time keeping records, etc
  • Must possess a valid driver’s license
  • Must have reliable transportation in order to make bank deposits, attend meetings, purchase / pick-up supplies, etc. as needed
  • High school diploma level of education or above
  • College degree and/or certification a plus
  • Yardi or comparable property management software proficiency a plus
  • Limited travel and overnight stays may be required
  • Must always maintain a professional appearance and demeanor

Must be able to successfully pass pre-employment (post offer) drug screen and background check.
