Summary/Objective: The overall job is to handle all aspects of closing from contract to closing, post-closing and preparation of title policies. Continuous daily contact with the BHHS Market President, as well the real estate agents, to insure consistent quality service. The Closing Agent reports to and works directly with the Title Manager.

Services/Duties
- Complete understanding of the escrow process determining which steps need to be taken to transfer title to property pursuant to the conditions called for in the real estate contract, title search/commitment and lender instructions.
- Manage the entire real estate closing process, including compliance with the real estate contract, lender instructions, title requirements, company requirements and other written instructions.
- Complete understanding of title search/commitment. Be able to resolve title issues, determine corrective documents, etc., that may be necessary to ensure clear title and the issuance of title insurance at closing.
- Oversee the issuance of checks, bills and statements, receipts, and any other documents needed to ensure complete customer satisfaction.
- Conduct closing with customers, Realtor and lender.
- Assist customers and clients with all closing related questions.
- Prior to file disbursement, confirm file is balanced and all funds have been collected. That any and all taxes, HOA or any delinquencies, payoff amounts, including all applicable interest, has been collected. That all documents are checked for accuracy and correct signatures, acknowledgements and legal descriptions have been affixed.
- Verify against Settlement Statement/CDF that all disbursements have been paid correctly.
- Prior to recording, again verify documents for legal descriptions, signatures, acknowledgements.
- When required, delegate certain processes.
- Develop client relationships to ensure future real estate closing transactions.
- Perform other duties as may be assigned by Manager(s).
Physical Demands
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to see, talk and hear. This is largely a sedentary role; however, some filing and movement through the office is required. This would require but is not limited to the ability to lift files, open filing cabinets, and maintain office equipment. This job requires good hearing and eye sight for customer communication and computer input.
Position Type/Expected Hours of Work:
- This is a full-time position. Days and hours of work are Monday through Friday 8:30 a.m. to 5:30 p.m. Occasional evening and weekend work may be required as job duties demand
Travel
- Some travel required between offices for courtesy closings and office coverage as needed
Required education and experience
- Standard concepts, practices and procedures within the escrow/title industry field.
- Prior experience in an Escrow Office/Closing Agent role.
- Excellent client relations and organizational skills, strong communications skills, both verbal and written.
- Ability to self-manage, evaluate work and determine priorities. Be detail oriented and professional, being able to handle all confidential information.
- Ability to deal with multiple roles such as buyer, sellers, real estate agents, brokers, etc.
- Must be able to work in a team environment.
- High School Diploma
- Title License Preferred
- Notary Public
- Knowledge of SoftPro preferred
