Osprey Management Company is looking for an individual with an outstanding attitude, who can work at a fast pace to provide exceeding levels of service to our customers. The Building Engineer is responsible for working directly with property and engineering management in implementing and maintaining the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner, Osprey. This must be done in a manner that not only protects but maximizes the value of the property.
Duties & Responsibilities
- Performs hands on day-to-day repairs, maintenance, and preventative maintenance at one or more properties, including emergency maintenance;
- Ability to work after normal business hours & weekends as needed and necessary to provide for building requirements;
- Maintenance & Repair of: Plumbing, HVAC and Electrical Systems:
- Utilization of electronic work order system “IMPAK” for corrective repair work on a variety of building physical structures, equipment, and system components;
- Tasks associated with the cleanliness and appearance of the building and grounds. [Monitor disposal of trash, sweep and blow entry ways & walks, keep areas free from debris;
- Makes estimates of time and materials needed for task completion. Orders the necessary materials in order to complete all necessary repairs
- Finalizes work orders by completing the necessary paperwork and or IMPAK system entry
- Conducts electrical diagnosis and repair/replacement including lighting systems and electrical distribution panels
- Develops specifications for repairs, modifications, and equipment requirements
- Assists in the selection and management of vendors and equipment to ensure expense control;
- Performs complex as well as routine electrical and HVAC maintenance of commercial chilled water HVAC system as well as small DX systems located throughout the facility;
- Maintains building maintenance records and system warranty information;
- Completes minor repairs including drywall and paint prep;
Knowledge, Skills and Abilities
- Training & Certification – specific to HVAC, electrical and plumbing preferred
- Minimum of 5 years commercial work experience as a Building Engineer or Maintenance Technician in a similar commercial environment;
- Excellent verbal and written communication skills
- Ability to work in a team environment with above all else a positive attitude
- Highly organized and detail-oriented;
- Proven ability to multi-task;
- Ability to handle confidential information with discretion
- Ability to maintain focus in a fast-paced environment with many daily interruptions
- Computer skills necessary to use Microsoft Word Environment, Electronic Work Order System, Energy Management System and e-mail/access to the Internet;
- Ability to lift at least 50 pounds, bend, and climb ladders as necessary
