Specialized Property Services, Inc, a commercial construction, painting and restoration General Contractor, is seeking a COMMERCIAL CONSTRUCTION SUPERINTENDENT with experience in commercial construction to join our team!
The position requires an organized individual who is a forward planner, resourceful, innovative, demonstrates integrity, thrives in a fast-paced environment and works with minimal supervision; ensuring work performed is high quality, accurate and cost effective. With the ability to oversee a variety of projects and to shift with changing priorities.
The Commercial Construction Superintendent is responsible for on-site coordination and supervision of commercial construction projects. Responsibilities include coordination of subcontractors, material and equipment on site; assurance that all work meets specifications and quality standards; execution of project on schedule; coordination of inspections with applicable jurisdictions; and compliance with all applicable safety standards. The Commercial Construction Superintendent will provide support to the Construction Division Manager and/or Pre-Construction Manager.
SCOPE OF RESPONSIBILITY / DUTIES include but are not limited to:
— > Schedule subcontractors, consultants, and vendors according to schedule to ensure timely completion of
project.
— > Perform quality control of all installed work on site.
— > Communicate with Project Manager on all RFIs, submittals, field change orders, etc.
— > Ensure that subcontractors are fully executing and complying with their contracted scope of work.
— > Coordinate required inspections with local jurisdictions.
— > Identify and communicate subcontractor non-compliance with safety, health, and environmental quality
standards.
— > Identify conflicts in construction progress and communicate them to project team for resolution.
— > Maintain daily log of activities on the job site.
— > Gather project material submittals and maintain records of approvals at the job-site.
— > Perform Superintendent duties at multiple job sites, simultaneously.
— > Issue notices of non-compliance to subcontractors regarding quality, scheduling, and/or safety.
— > Ensure subcontractor has corrected all deficiencies that have been communicated to them.
— > Walk the entire project site multiple times daily to monitor activities.
— > Co-lead the project kickoff and weekly subcontractor meetings.
— > Ensure that the job site is always kept in a clean and organized (and safe) manner.
— > Perform job progress and completion punch list identification, follow up, and completion.
— > Supervision of Assistant Superintendents, Foremen, and/or Field Laborers.
Required:
Minimum of 5 years experience of verifiable construction supervisory experience. Preferred: Educational, Retail, Industrial, Office, and/or General Commercial Construction.
Working knowledge of all construction trades and codes. Ability to read and interpret documents such as construction plans & specifications, shop drawings & submittals, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
Ability to communicate using the following tools: smartphone, email, computer, tablet, written logs
Must have a valid driver’s license and maintain a clean driving record
Must be able to pass a criminal background check
Must be drug free
Must be able to travel
