Introduction
Join our small, family-oriented company is seeking an experienced commercial property manager in our main corporate office, which oversees operations for multiple restaurants, a construction company and a commercial real estate company.
Job Summary:
The Property Manager will oversee the operations of multiple commercial office building, retail buildings and/or land-leased properties. His/her activities may include interacting with tenants and vendors regarding lease, rent, maintenance and repair issues.
Hours and Availability: 9:00 a.m. – 6:00 p.m., one hour for lunch. Earlier workday starts and/or later ends may be necessary due to emergencies, such as weather extremes. Some evening and weekend availability may be required.
Duties and Responsibilities: Duties and responsibilities include but are not limited to the following:
Duties
· Take and respond to service requests from tenants and owners.
· Coordinate and verify services from vendors.
· Support and track preventative maintenance programs.
· On-site inspections of properties.
· Coordination and verification of tenant move-ins and move-outs.
· Handling or assist in handling incidents at properties, including incident reports.
· Reviewing leasing and rent receipts reports, assist in maintaining leasing database and assist in collecting rents.
· Other duties as assigned.
Type: Full-time
Education: High School, but Associates Degree or higher preferred.
Minimum Experience: At least one year of commercial (non-residential, non-multi-family) real estate property management experience.
Experience and Ability:
· Able to effectively communicate both written and orally.
· Strong customer relation skills and present a professional, positive and helpful attitude.
· Ability to work independently with minimal supervision.
· Computer skills necessary to operate MS Office applications (Word, Excel, Outlook).
· Florida Real Estate Sales Agent license may lead to additional opportunities.
Physical Requirements:
· Regularly required to stand and walk for property inspections. Our properties are ADA compliant, except for limited access areas during construction.
