Full Job Description
Summary: Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with Optimal Asset Management objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM).
Property Oversight
- Oversight of maintaining integrity of physical assets, and maximizing returns from assets in accordance with company objectives
- Oversight of all licenses, certificates, inspections, and tests for each property
- Oversight and working knowledge of building system technologies
- Maintain organization and familiarity with property drawings, design selections, and building standards
- Perform weekly property visits, addressing issues as necessary
- Perform extensive bi-annual property inspections, reporting to landlords
- Coordination and oversight of improvement projects
- Transition of new developments from general contractors to occupied spaces
Oversight of Tenant & Unit Owner Relationships
- Transition new tenants into newly occupied spaces, assisting as necessary to assure tenant satisfaction in new space
- Perform periodic interviews with tenant administrators, physicians, and owners, and address needs as appropriate
- Working knowledge of lease administration with the ability to accurately interpret terms and conditions of leases.
Oversight of Employees
- Handle maintenance employee selection, schedules, pay recommendation, termination, and performance reviews
Financial Oversight
- Establish and review yearly Operating Expense (OPEX) Budgets for each property, and oversee Budget Performance
- Oversight and working knowledge of general business operations for Optimal Asset Management, as well as all property entities
- Strong proficiency with Property Management/Accounting Software (preferably MRI), Excel and other Windows applications
Consultation Services
- Provide consultation to landlords of building element performance and recommendations for future construction
- Provide consultation to tenants for future improvements
