Full Job Description
The Account Manager is responsible for the daily management and oversight of a portfolio of commercial properties. Responsibilities including the overall operations as well as personnel management, repairs and maintenance, tenant relations, strategic planning, fiscal planning and risk management. The Account Manager provides outstanding customer service to the property owners to ensure strong tenant and client relations.
Essential Duties
- Direct and participate in the daily operations of properties.
- Actively communicate and report with Asset Managers.
- Prepare financial reports, budgets and advise partners of financial condition of the property.
- Provide outstanding customer service to property owners, including regular reporting of projects, financial status and cash flow.
Responsibilities
- Prepare annual operation budgets.
- Prepares monthly narrative of property operations, projects, A/R collections status, and variance +/- explanations.
- Monitors the progress of regular maintenance and repair of buildings and grounds including TI and Capex projects.
- Controls operating costs, capital expenditures and general and administrative costs.
- Competitively bids reoccurring service contracts, repairs and maintenance agreements.
- Monitors AR, collection and delinquent accounts to reduce delinquencies.
- Review monthly billing and accuracy of charges.
- Approves invoices electronically.
- Ensure all service contracts are gather with proper documentation.
- Assist with risk management; prepares monthly property inspection reports after thorough walkthrough.
- Maintains updated building licenses and inspection requirements and timely addresses issues outlined during inspections.
- Communicate effectively with Owners / COO / DOO and the Leasing team weekly to discuss financial and accounting updates as related to property performance.
- Other duties as assigned.
Job Qualifications/Experience
4+ years of experience as a Property Manager, providing oversight to multiple properties.
- Proficient in Excel for reporting and budgeting. .
- Excellent communication and interpersonal skills.
- Strong organizational, analytical and decision-making skills.
- Ability to work any day of the week, including holidays and travel as needed.
- Experience using Yardi property management software preferred.
- Supervision of Others such as Property Maintenance staff and contract service providers.
Education
Bachelor’s Degree (BS/BA) in Business or related field, or equivalent combination of education and experience preferred.
