We frontload our commission structure where the agents keep the majority of it. The company makes its money through the backend support fees it charges clients (e.g. asset management, advisory, investments, finance, etc.). This allows us to recruit and retain better agents. The better agents we have, the bigger our pipeline, the more our company profits. In part, that’s our model and what makes us unique.

The other part is that The Welfont Group is a boutique commercial brokerage company that focuses on finding ideal properties for investor buyers looking to buy vacant or more distressed property opportunities throughout the United States. We specialize in buyer representation, but we manage each investment from beginning to end until our clients realize their return on investment.

While other brokerages may focus on getting the transaction done, we focus on making the transaction profitable for our clients. Our clients aren’t in real estate to do transactions. They are in real estate to be profitable. We make that our aim.

Along these lines, we become the subject matter experts on our niche transaction types as we guide our clients through the process of utilizing many different tax strategies, valuation techniques; investment systems, buying approaches, and lead generation methods to help them optimize their return on investments.

Compensation Highlights :

  • Total Compensation : Opportunity ranges between $100,000 to $500,000+
  • If you’re not making over $100,000 in your first full calendar year, this is not the place for you. Thereafter, the lowest standard is $200,000 and above.
  • Annual Salary: $50,000.00

All of these fees and other creative fees that other brokerage companies often charge their agents are covered by the company and not the agent.
  • Equipment : Laptop, phone, software, and certain database subscription services provided by the company.
  • Expense Account : We provide a company paid expense account for authorized travel, entertainment, and other expenses needed to develop key relationships and/or close good opportunities.

Job Responsibilities :

  • Qualified leads are provided to agents by the company (lots of leads available).
  • Agent must continually develop and grow referral network to develop more leads.
  • Make phone calls to inquire about specific properties for sale (lots of calls)
  • Make offers.
  • Close real estate contracts with sellers and investor clients.
  • Educate and negotiate with owners, as well as real estate, finance, and tax departments on acquiring specific properties.
  • Actively pursue all types of commercial properties on a national level (no territory limits). Most of our buyers buy nationally.
  • Develop and cultivate broker and property owner relationships.
  • Maintain and be accountable to weekly activity, deal-flow reports and results.
  • Accurately and consistently use company CRM (salesforce.com).
  • Work with senior management on achieving personal sales targets and goals.
  • Work in conjunction with management to research and identify prospective properties, as well as help improve our acquisition and sales process and programs.
  • Honorably with integrity, represent our company, brand, and clients.

Job Requirements :

  • Must have solid sales and real estate experience.
  • Must have a Florida real estate license, or other state broker license, or at least be able to activate within 30 days.
  • Self-motivated, disciplined, and accountable.
  • Must have strong phone presentation and communication skills with commercial real estate brokers, commercial real estate owners, CPAs, and attorneys.
  • Ability and desire to make a lot of calls and be constantly on the phone building relationships while creating a pipeline of deals.
  • Must be disciplined to follow proven system of sales production while being highly creative with deal making.
  • Ability to generate a high conversion rate on leads given.
  • Strong ability to persuade and overcome objections to close deals.
  • Must be disciplined to effectively use your company computer and phone for communications and enter accurate data into our CRM as it becomes available.
  • Excellent verbal and written communications skills.
  • Tenacity to keep working while looking at every angle.
  • Willing to be held accountable in regards to both activity levels and results.
  • No college degree necessary, but must be comfortable working with numbers, financial calculations, valuation, as well as tax issues.
  • Commercial real estate experience is a major plus but not necessary.
  • 1031 Exchange and other tax related transaction experience is a plus.
  • Broker’s license vs. agent license is another plus.
  • Able to create and maintain collegial relationships with management and sales team.
  • Enthusiastic, tenacious and comfortable working in an entrepreneurial environment.
  • True team player and highly ethical.
  • Candidates must pass a background check and have excellent references.
  • Must be a positive person and continually demonstrate a positive attitude.
