Welfont is looking for a commercial real estate property/asset manager. The position focuses on managing a variety of vacant and occupied properties throughout the US for optimal financial return.

Job Responsibilities:
- Manage a variety of distressed real estate opportunities throughout the US.
- Manage and minimize the costs of a variety of real estate types, such as industrial, retail, multi-family, office, etc.
- Manage the property directly or manage the property manager to reach optimal financial performance.
- Analyze each asset’s budget and financial status to make prudent decisions regarding strategy, vendors, brokers, etc.
- Create and maintain proformas, track significant asset events, review and modify valuations and cash flow projections, and organize historic and future capital flows.
- Preempt any property performance issues that may impact financial results.
- Develop working knowledge of the assets including asset condition, security, utility costs, onsite management, capital projects, etc.
- Manage property costs for different strategies (e.g. vacant or lease build-up), for different seasons (e.g. winterization), etc.
- Come-up with create and cost effective methods to reduce costs related to each asset.
- Help maximize total return for assets considering annualized rate of return, time, risk, and capital constraints.
- Continuously determine how to improve the performance of the assets.
- Work with management to achieve company objectives.
Job Requirements:
- Commercial real estate experience, preferably in asset or property management.
- Experience with a variety of distressed commercial properties is a plus.
- Proficiency in Excel, financial reporting, modeling, budgeting, and industry related software.
- Unquestionable ethics and integrity, and common sense.
- Self-motivated, self-managed, and driven by performance.
- Organized and focused with a “whatever needs done” for the organization mentality.
- Strong managerial, analytical, and communication skills.
- Able to create and maintain collegial relationships with colleagues and clients.
- High attention to detail while able to balance the bigger picture.
- Willingness to travel throughout the US.
