Saglo Tampa-Based Commercial Real Estate Assistant (“CRE-A”) Job Description
Purpose: The CRE-A will help Saglo’s leasing team reach its target number of executed leases for the calendar year through increased out-reach, business-owner communications, marketing, branding, etc. Since Saglo is based in Miami and does not have leasing team members outside of South Florida other than Atlanta, the CRE-A is an essential position that will allow stronger and more efficient property showings as well as on-demand business visits.
Training: The CRE-A will work directly under Carlos Guzman, Vice President of Leasing, but may also be teamed up with one or more experienced leasing agents. Every task and assignment will have a purpose in helping the company reach its goals and with repetition and exposure to conversations, communications and deals the JL will eventually become experienced enough to become a Leasing Associate.
Timeframe:
- First 30 days will be focused on learning the process, properties (Tampa/Orlando area) and general industry practices.
- First 3 months will be heavy on admin/support type of tasks that provide the basic understanding of CRE mechanics.
- A mixture of admin/support and prospecting will begin starting approx. month 4 until promotion to leasing associate (ie: approx. 12 months).
Compensation:
- $15.00 per hour, 40 hours per week, full benefits including medical and dental.
- Certain Saglo/Travel related expenses will be reimbursed.
- Quarterly bonuses.
Commercial Real Estate:
- Commercial retail leases are typically 5 year commitments and the commissions are typically calculated on the entire net lease value, paid 50% upon lease execution and 50% upon rent commencing. (ie: a 3,500 SF new tenant paying $20 PSF NNN on a 5 year term is a $350,000 value deal with a gross commission of $21,000). Strong leasing associates will complete over 20 leases per year.
- Commercial Real Estate: Saglo focuses on neighborhood shopping centers where most of our tenants are considered necessity or daily needs and services. A properly crafted tenant-mix will create its own gravity increasing not only the value of the property, but also the neighborhood surrounding it in addition to creating numerous jobs.
Responsibilities: Assisting with all leasing related activities of Saglo Realty’s listings. Including but not limited to the following:
- New tenant Qualification Process
- Assistance in the Tenant Renewal Process, including preparation of Pre renewal Checklist
- Preparation of Leases (when Landlord form is used)
- Printing and preparation of Lease originals for execution, including New Tenant Information Package
- Review of New Tenant Information Package with new tenant including securing COI and MYCOI registration
- Follow up and confirmation of document delivery (docusign)
- Reception and confirmation of signed and witness Leases – turnover of funds to accounting and creation of commission statement for review
- Coordinating possession of the Premises to new Tenants
- Scanning and filing of fully executed copies of new Lease, including DEALSUM
- Creation of new Tenant file electronically
- Working closely with marketing for creation and updating of all marketing materials, flyers, trade sites (Loop Net, CoStar) and Saglo web site as Tenants come and go
- Updating of All Property Exclusive directory
- Ensure all Operational steps are set in motion: Leasing Banners install request, master key install request, etc.
- Registration and preparation for all ICSC and other retail events, including sponsorship opportunities (bring all promotional materials, if attending) , travel arrangements, printing attendee lists, mapping out all retailers to create marketing flyers and creation of iPad presentations
- Create and coordinate Leasing Events at all properties, including creation of budget, invitations, securing vendors and sponsors, if applicable.
- Answer Leasing line and gather information, if Leasing Associates are not available
- New tenant prospecting which shall include canvassing and cold calling.
- Creation and updating of market surveys on a quarterly basis.
- Preparing Leasing Section of Quarterly Reports for Investors
- Conducting area research for shopping centers
