Full Job Description
TI Build-Out/Capital Improvements Management
· Work with Property Manager to manage capital improvement projects for existing buildings.
· Act as owner rep liaison to tenant and work with property management to ensure tenant space is delivered on time and within budget. Work with new tenant, broker, architect, engineer to develop space plan and CD’s for tenant improvement build-out and oversee permitting/bid and construction of facilities.
· Manage design and construction of site work (roadway, parking, and site/landscape upgrades projects).
· During process:
o Ensure construction documents are prepared and maintained.
o Oversee bid process and ability to value engineer as needed.
o Publish project plans and schedules as needed.
o Document project and maintain files.
o Ensure the schedules of the various 3rd party consultants involved are coordinated.
o Track project timelines and costs.
o Manage day-to-day operational aspects of a project and scope.
o Identification and resolution of issues.
o Coordinate project team meetings.
o Prepare, publish and communicate project status to ensure open lines of communication between various involved parties.
o Advise management on all perceived risks to the successful completion of the project. Obtain decisions and approval from management on changes to project scope, design, schedule and cost.
o Coordinate and track dependencies for the successful completion of the project
o Facilitate dispute resolution.
o Ensure that appropriate communication occurs regarding all user meetings and consultations with the customer. Maintain positive relationship with tenant upon suite delivery.
General Office
· Perform any needed General Office tasks required for office day-to-day operations.
· Promote Harvard Pacific and TerraCap in the community. Specifically, attend industry events (NAIOP, ULI, CCIM), apply for building recognition awards, advertise in trade journals, maintain relationships with local brokers, lenders, contractors, and design professionals.
· Must be available to work after hours and weekends as needed.
First Year Expectations
1.) High level of proficiency and independency in project management functions.
2.) Complete responsibility of Tenant Improvement and Capital Expense projects.
3.) Assimilate into a hard-working, motivated office.

- Qualifications*
· The ideal candidate will have B.A./B.S. degree in construction, finance, architecture, engineering, or real estate, with +3 years of related work experience and proven track record.
· Attention to detail, excellent technical skills, ability to multi-task while under pressure.
· A solid foundation/understanding of construction project management, scheduling, estimating, budgeting, quality control, and contracts.
· Ability to read and correctly interpret leases, contracts, and construction plans/drawings.
· Excellent organizational skills are an absolute must.
· Ability to interact with co-workers, contractors, tenants, and/or vendors in an articulate, courteous, and business-like manner at all times.
· Ability to produce quality work in consistent manner.
· Ability to manage complex, multifaceted projects and teams.
· Strong negotiation and conflict-resolution skills.
· Results orientated, with ability to produce quantity of work necessary to complete assigned tasks in a timely manner.
· Self-motivated with the ability to work independently or to work as part of a team.
