Keystone Property Management is the premier property management company in Keystone, Colorado, providing comprehensive management services to homeowner associations as well as individual homeowners renting their units on a short term basis.

This posting is for the Community Association Manager (CAM) of Hidden River Lodge. Hidden River Lodge is a 60 unit complex centrally located in Keystone, across the Snake River from the Mountain House base area and includes common elements such as a large lobby, fitness area, parking garage, restrooms, balconies, hallways, elevators, hot tubs and more. Hidden River Lodge is comprised of a mix of ownership types within a single community, a unique distinction in their community makeup. The CAM works at the direction of and in partnership with the Executive Board of this community, and oversees and executes on all operations related to the building and common elements. The CAM works closely with the Vacation Rental Manager in the portfolio to deliver the Vail Resorts mission of Experience of a Lifetime to owners, guests and tenants.

Success in this position includes strong financial performance, well-maintained properties and satisfied boards, homeowners, guests and tenants. A successful manager will demonstrate an ability to work through multiple complex issues with multiple stakeholders simultaneously – sometimes with competing interests and priorities. Candidate must be energized by working in a complex, demanding and dynamic environment. No two days look the same in community association management.

Duties include but are not limited to:

  • Striking a balance between building liaison and building manager this position will require the ideal candidate to have a high level of management and communications skill, as well as hands on maintenance skill. For example, a daily duty is to test and balance the chemicals in the on site hot tubs.
  • Budgeting, financial analysis and management, capital planning, contractor/vendor coordination and property inspections.
  • Task and project tracking, follow through and progress reporting to key stakeholders.
  • Building and maintaining relationships with homeowners.
  • Personally executing off season projects such as painting, deep cleaning, window washing, etc.
  • Providing exceptional service to boards, homeowners and guests. Quickly addressing feedback in a professional and complete manner.
  • Coordinating and facilitating executive board meetings, annual members’ meetings and special meetings.
  • Interviewing, hiring, training and coaching on-property staff

Job Requirements:

  • Colorado CAM (Community Association Manager) license is required, or candidate must be able to obtain license by June 1, 2019. This process includes fingerprinting with the Colorado Bureau of Investigation and a background check.
  • Certified Pool/Spa Operator certification is required, or candidate must be able to obtain certification by June 1, 2019.
  • Proven experience in and passion for service with a demonstrated ability of taking ownership of tasks large and small.
  • Minimum two years direct operational experience in property management/community association management is required, preferably in a resort setting.
  • Exemplary verbal and written communication skills in English. Ability to read, comprehend and write complex correspondence and effectively communicate with guests and homeowners using diplomacy and tact. Ability to communicate in Spanish a plus.
  • Familiarity with maintenance and building systems associated with large condominium complexes.
  • CMCA, AMS or PCAM certification is a plus.
  • Bachelor’s degree strongly preferred.
  • Proficient with Microsoft Office applications – Excel, Word, Outlook, Access.
  • Able to lift up to 30 lbs and stand for long periods of time.
  • Valid driver’s license required.
  • Flexible schedule including weekends, nights and holidays
