ARCHITECTURAL CONTROL: Provide community compliance oversight in the areas of design guidelines, Architectural Review/Control process& management, general community housekeeping, policies and procedures and applicable document management. Generally will be working with our builders, their architects and internal teams.

  • Develop and implement necessary tools as needed.
  • Serve as the sole lead of the architectural review boards.
  • Manage and direct design review. (Floorplans, elevations etc.)
  • Monitor builder compliance with guidelines.
  • Manage the new construction submittal process.
  • Create and manage the post construction inspections including follow-up with builder teams
    • Frequent field inspections
    • Coordination with Construction managers
  • Update lot status software on regular intervals
  • Review and process all homeowner modification/ARC submittals.
    • Work with management company

BUILDER LIASON: Act as primary liaison between Newland operations team and builder development/sales team to ensure compliance with contractual obligations in relation to design and construction guidelines and other community related policies and procedures.

  • Communicate and follow up with the appropriate Builder contacts to create a one- on-one relationship for problem solving.

HOMEOWNER& HOMEOWNER ASSOCIATION: Serve as liaison between homeowners, Community Management Companies, the HOA’s and the development team to improve operations and communications to foster and protect the community brand.

  • Serve as primary resident contact when developer related issues arise.
  • Serve as a member of HOA and CDD Boards.
  • Coordinate with property management entities regularly on issues pertaining to community maintenance, amenity operations, HOA communication and operational issues, and general developer operations impacting property management efforts.
  • Work with on-site teams and marketing to understand the wants and needs of the residents.
  • Coordinate with Community Managers to manage the community’s intranet and various resident communication outlets.
  • Maintain detailed log of resident issues and related communication and actions through resolution.
  • Assist with managing all aspects of the HOA from start to turnover including such things as on-going covenants maintenance, guideline review, budgets, contracts, committees, and property management from developer to association.
  • Review and approve all homeowner modification requests per community design guidelines.

OPERATIONS:Collaborate on a regular basis with members of the operations team.

  • Draft and coordinate mailing of any Developer Update Newsletters to residents (if applicable)
  • Attend builder, industry and community meetings as directed by the VP of Operations.
  • Other ad hoc duties as directed by the Operations team or SVP.

Knowledge/Skills/Abilities:

  • Highly effective communication and interpersonal skills. Strong Administrative and Computer Skills.
  • Demonstrated ability to use standard software applications (e.g. Windows, Microsoft Office Suite, Microsoft Project, on-line database applications, internet).
  • Responsible-must be able to prioritize and solve problems independently.
  • Ability to organize and multi-task efficiently.
  • Positive attitude and the desire to work in a team environment.
  • Current Notary status or willingness to acquire and maintain status.
  • Knowledge and/or familiarity with land development and homebuilding industry.
  • Ability to lift signs/boxes up to 20 lbs.
