We are looking to fill a Full time Community Leasing Specialist.
This position will assist all site management and be responsible for: ensuring a professional leasing atmosphere; developing and maintaining all elements of the community marketing and outreach plan; maintaining occupancy levels, ensuring positive tenant relations; and complying with related reporting requirements.
Responsibilities:
- Assist with all activities related to leasing apartments.
- Handle telephone calls including retrieving messages and returning calls
- Greet, pre-qualify, demonstrate, and follow up with prospects
- Handle and accurately complete all paperwork and reports associated with affordable housing guidelines.
- Maintain files of leasing paperwork and input leasing data into software accurately and in a timely fashion.
- Process all applications for move-ins and re-certifications in accordance with the regulations.
- Submit completed move in and recertification files to Compliance for audit. Obtain pre-approval and final approval, conduct move-in orientation, move in inspection, execute all documents in accordance with affordable housing rules.
- Follow the Fair Housing Act with residents and prospects.
- Maintain positive resident relations by responding to residents and resolving complaints, in a friendly, professional, and efficient manner. Place a strong emphasis on customer service in every action.
- Assist other team members and Property Manager in duties as deemed necessary by property circumstances and situations.
- Record resident service requests accurately and in detail to assist the maintenance team in the timely completion of all requests.
- Monitor maintenance requests and communicate with maintenance staff and residents to assure problems are resolved adequately
- Calculate daily rent, prorata charges, late fees, and percentages (multiplication, division, addition and subtraction skills necessary).
Requirements:
- Must have a minimum of 1 year of property management experience with proven expertise in Project-Based Section 8, LIHTC, HOME, BOND, HUD programs and any other affordable housing financing layers
- Experience with One Site or Yardi property management software or similar applications
- Industry certifications or credentials such as COS, HCCP, NALP, SHCM, or C3P a plus.
- A positive attitude and willingness to be a team player.
- Ability to work with/without direct supervision.
- Ability to work well under pressure under strict time constraints.
- Eagerness to learn, develop professionally and be self-motivated.
- Ability to take constructive criticism in stride.
- Solid MS Office: Word, Excel, Publisher and Outlook.
- Bi-lingual is highly preferred – A plus
- Must have valid driver’s license and pass background check.
- Ability to handle all basic office tasks (i.e. typing, filing, scanning, faxing, answering telephones, etc).

Pay: $13.00 – $15.00 per hour
