Supervisor:
- Building Committee Chair acting at the direction of the Condominium Board of Directors
Duties and responsibilities:
- Oversee general operation of condominium building
- Provide 24 hour “on call” service for residents or building maintenance emergencies
- Responsible for cleanliness overall appearance of all condominium common areas
- Completion of tasks as listed in attachment to this description
- Responsible for the general maintenance of the air conditioning, trash removal, electric security gates, fire alarm system, security camera and monitors, and other building systems, responding to alarm conditions, inspecting systems as required, contracting with maintenance providers as necessary
- Coordinate bids for periodic projects such as roofing, plumbing, etc.
- Work with Board of Directors and committees in implementation of proposed projects
- Oversee outside contractors, such as pest control, elevator, fire systems, access control, cleaning, lawn maintenance, etc.
- Accompany all outside contractors “working for Harbour Hill” who must enter individual apartments when Unit owner is not present
- Coordinates elevator usage for residents moving in and out of the building, as well as deliveries requiring protection of the elevators
- Coordinates Building access for workmen, movers, deliveries, vendors and ensures common property is not compromised or damaged.
- Enforce rules regarding outside workmen in coordination with the Building Committee Chair and Safety and Security Chair.
- Serve as general troubleshooter.
- Room setups in the Harbour Room as required for Harbour Hill functions
- Answer Harbour Hill telephone, respond to caller either by direct action or by referral to appropriate Board or Committee member
- Receive deliveries to the Condominium or to residents.
- Purchase all supplies necessary to complete duties
- Provides limited services to owners, Ex. Unoccupied unit check, lock out, package delivery, etc
- Other like duties as assigned by the Building and Grounds Chairs or designees.
Hours:
- Regular business hours 7:30 AM – 4:30 PM Monday through Friday
- Additionally on call for emergencies 24 hours per day, 7 days per week

o Possess a valid driver’s license
o Individual will receive $60.00 monthly for occasional use of personal vehicle to pick up supplies, etc.
SPECIAL QUALIFICATIONS
o Individual will be provided with a 1 bedroom apartment and an assigned parking space and will be expected to make this unit their primary residence. (No pets/children)
o Prior experience with a residential building preferred
o Candidate will be subjected to a background check
o Candidate subject to 90 day probationary evaluation
