Job Summary

Essential Duties and Responsibilities
- Create and maintain ongoing superior customer service relationships with potential and current residents.
- Understand and enforce the property management company’s policies and procedures; the community’s rules and regulations; and the terms of the lease and other addenda to the lease.
- Adhere to established company standards for screening applicants for residency. Comply with the [state] Residential Landlord & Tenant Act and all other governmental laws and regulations.
- Operate the property within the budgeted guidelines established for the property. Ensure the policy for authorized purchases is followed by all property employees. Limit property operating expense to the level necessary to maintain acceptable property condition. Ensure all services and work is completed as contracted prior to approval of invoices. Ensure all invoices are coded in accordance with the descriptive Chart of Accounts. Promptly approve and submit all property invoices for payment.
- Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs.
- Analyze operational information for impact on NOI, identify trends and recommend appropriate strategies and adjustments.
- Establish and implement leasing goals, while managing an effective lease expiration program.
- Manage a highly skilled on-site staff with effective recruitment, training, motivation and development programs.
- Develop yearly operating budgets/forecasts. Accurately create, prepare and convey all operational and financial data to the Regional Manager in a timely manner. Work with the owners to identify community goals and objectives. Be responsive and receptive to owners’ needs, goals, and objectives.
- Identify deferred maintenance, major repair and capital improvement work that will improve the property performance.
- Obtain competitive bids and proposals for work and services necessary for the daily operation of the property. Assist the Property Supervisor by coordinating special projects, major repairs and capital improvement work performed by outside contractors.
- Maximize rental income while minimizing expenses through effective planning and control.
- Accurately account for all income received, enter income data into the computer and make bank deposits in accordance with the property management’s company’s policies and procedures.
- Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed. Attend court proceedings scheduled for delinquent residents and evictions.
- Evaluate and recommend changes on rent/pricing strategies, and ensure websites and printed material are accurate and updated.
- Analyze and evaluate monthly and/or quarterly financial statements. Write clear and concise owner’s reports to substantiate the analysis.
- Implement programs for resident retention and service request follow-ups.
- Introduce and monitor effective lease renewal programs.
- Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
- Maintain accurate and complete resident, apartment maintenance, vendor files; work order logs; traffic reports; inventory of personal property; permit and licenses; and other property records.
- Ensure all computer data, including rent roll, move-in and move-out, traffic and property status information is accurate and updated daily.
- Ensure that the property has sharp curb appeal and that all models and vacant apartments are market ready within the guidelines established by the Property Supervisor.
- Promote and teach safe work practices among on-site staff and ensure all safety programs are implemented and followed.
- Implement and monitor the Bonus program.
- Create staffing schedules and ensure they are consistent with community needs.
- Supervise the work performance of the Maintenance Supervisor, Assistant Manager and Leasing Agent.
- Ensure all property employees promote high standards of professional appearance and positive relationships with residents, owners, other management company employees, contractors and vendors.
- Interview potential property employees and submit hiring recommendations to the Property Supervisor.
- Perform other tasks or duties as assigned by supervisor.

Working Conditions
- Approximately 60% time spent working in an on-site office and approximately 40% time spent working outside in the field

- Yardi Voyager Experience a PLUS
- Strong Financial Background
- Minimum Three (3) Years Community Manager or Related Experience Required
- REIT (Real Estate Investment Trust) Experience Preferred
- Must be Able to Oversee Large Community (500+ Apartment Homes)
- High rise, Class A, lease up experience preferred
