SUMMARY/OBJECTIVE

The Community Manager is accountable to protect, maintain, and enhance the value of commercial real estate assets in order to maximize the owner’s financial return and for the benefit of tenants, consumers, and the community. Community Managers mentor, motivate and provide leadership to ensure the components of property management are maximized, including, but not limited to: NOI, Asset Maintenance, Customer Service and Value Creation.

ESSENTIAL FUNCTIONS

  • Create, implement, and monitor yearly financial plans.
  • Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, tenant build-out and other operations.
  • Set property goals and standards to achieve.
  • Ensure effectiveness of Leasing and Maintenance team.
  • Ensure effectiveness of marketing.
  • Engage, contract, supervise and approve invoices for all goods/services required to maintain the community up to company and owner standards.
  • Supervise on-site maintenance team. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management. Forecast and manage replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
  • Keep abreast of new technologies, systems and procedures related to property management.
  • Responsibilities may change due to community needs, market changes, or seasonal demands of position.

KNOWLEDGE/SKILLS/ABILITIES/QUALIFICATIONS

  • College level education and experience at the site or Community Management level.
  • Must have valid in-state Driver’s License and reliable transportation.
  • Must be able to speak, read, write, and comprehend English.
  • Customer Service Experience.
  • Leadership and management abilities.
  • Marketing knowledge.
  • Working knowledge of Landlord/Tenant Law, Fair Housing and legal knowledge.
  • Understanding of financial concepts and ability to balance budgets.
  • Asset Maintenance knowledge and troubleshooting.
  • Reading, writing, seeing, and/or communication and mathematical skills.
  • Excellent computer skills.

WORKING ENVIRONMENT

  • Typical office setting.
  • Physical demands include:  walking, driving, standing, sitting, stooping, crouching, reaching, stretching, climbing stairs.
  • Outdoor activities and commuting from one apartment to another or one building to another.
  • Must be flexible and adaptive to the ever-changing market and the owner’s objectives and company goals.
